A 27 foot variance for rear yard setback (code requires 50 ft., applicant shows 23 ft.), section " <br />(1135.08 (a)). <br />Which is in violation of Ord. 90-125 section (1135.08 (a)) and (1165.02). <br />Chairman Maloney called all interested parties forward to review the request. Mrs. Mary Jane <br />Kneeland, and contractor Bob Zielinski,-came forward to be sworn in. 1V1rs. Kneeland indicated they <br />want to add on to their home because her husband is wheelchair-bound and as -it stands now he cannot <br />maneuver the wheelchair. Mr. Zielinski pointed out that the house is in an area of North Olmsted <br />where the house is actually encroaching on the rear setback requirement already. This is an existing <br />structure that they are extending by 2 ft. The owners believe the 2 ft. will give Mr. Kneeland more <br />maneuverability. <br />J. Konold made a motion to grant Mary Jane Kneeland of 25077 Deerfield her request for variance <br />(1123.12), which consists of an addition and that the following variances be granted: <br />A special permit to add to a non-conforming building (1165.02). <br />1. The motion was seconded by <br />W. Kremzar and unanimously approved. Variances granted. <br />5. Rich and Janet Turchek; 23411 Woodview Drive (3YRD-2) <br />Request for variance (1123.12). The proposal consists of replacing existing detached garage. <br />The following variances are requested: " <br />1. A 3 foot var.iance for side yard setback (code requires 5 ft., applicant shows 2 ft.) <br />2. An 8 foot variance for rear yard setback (code requires 10 ft., applicant shows 2 ft.) <br />Which is in violation of Ord. 90-125 section (1135.02 (c)(2)). <br />Chairman Maloney called all interested parties forward to review the request. Rich and Janet Turchek, <br />contractor pon D'Amico, and neighbor Lotus Yee, came forward to be sworn in. Mr. Turchek said <br />they would like to replace their one car garage with a two car garage. The current garage is about a car <br />length from the house and they would like to move it back. If they go to a two car garage as it is set up <br />now, they would not be able to make the turn from the right hand spot. Mr. Kremzar asked if they <br />would then be just 2 ft. from the rear line. Mr. Turchek confirmed that. Mr. Maloney said he is <br />concerned about being that close because of maintenance and drainage. He asked if there will be <br />gutters. Mr. D'Ainico indicated there will be and water will go into the sewers. He referred to the <br />drawings. He said the 30 ft. from the house is the minimum standard when doing a layout for a two car <br />garage because there is a 16 ft. car length and they need almost double that to make the turn from the <br />right side to the driveway, which is 9 ft. wide. He said it could be compromised some but any distance <br />that is compromised by moving the garage toward the house makes it that much more difficult to access <br />the second bay in the garage. They are trying to keep it lined up with the driveway as' well. Mr. <br />Konold asked how far they have to tap into the water line. Mr. D'Amico indicated it is 27-30 ft. Nlrs. <br />Yee said her property is right behind the applicant's. She is concerned about the maintenance of the <br />sewer system. She wondered if it would interfere with a repairman having to come in since it would be <br />2 ft, away from the property line. Mr. Kremzar asked if there is an easement back there. Mr. D'Ainico <br />said there is not an easement as far as he knows. The sewers are 22 ft. from the property line and <br />would actually be accessed from the driveway. Mrs. Yee reviewed the plans with the applicants. Mr. <br />Konold commented it would be quite an improvement. <br />J. Konold made a motion to grant Rich and Janet Turchek of 23411 Woodview Drive their request for <br />variance (1123.12), which consist of replacing existing detached garage and that the following <br />variances be granted: <br />4
