July 10, 2002
Chairman, J. Maloney
BOARD OF ZONING APPEALS
Re: Tun and Bernadette Campbell
29760 Westminster; (WRD-3)
Request for variance (1123.12)
Dear Sir
My name is Arthur J. Hewitt, and I and my wife live at 29731 Wellington Drive.
Our rear property line abuts the rear property line of the Campbell's property which lies
to the south of our property.
I am somewhat hesitant to speak against the Campbell's request for a variance. They
don't take defeat gracefully.
As I indicated at the last hearing for a variance, my wife and I were concerned about the
noises that would come from a woodworking shop.
The Saturday following this board's denial of the variance request, the Campbell's
proceeded in their yard to play their radio to its maximum volume for nearly the entire
day.
We were going to get noise one way or the other.
A second concern we voiced was that the proposed shed would shade out our gardens and
block our view of neighboring yards.
A week after the board's denial of their variance request the Campbell's commenced to
put up a 6 feet high fence across the back of their property effectively blocking our view
and shading our gardens.
But regardless of potential retaliations if this request for a variance is denied, I do have
some further comments.
My wife and I strongly object to the granting of a variance for the erection of a non-
conforming building that will be used as a year round woodworking shop, and that, due
to the size of the lots in our area, will be unsightly and detract from our property values.
We believe that the authors and those who approved Ordinance 90-125 regarding back
yard sheds, set the parameters for these sheds only after careful consideration that they
be pleasingly proportional to the lot upon which they are built, and more importantly to
surrounding lots.
