O'Malley questioned if the applicant could build a pole barn on his lot. Mr. Rymarczyk suggested he
could not estimate what would be allowed without plans. Mr. Kremzar questioned if the applicant
would be storing items for his remodeling business in the garage. Mr. Hodge assured the board
members that nothing from his business would be stored in the new garage. Mr. Maloney indicated
that the garage would require drains and downspouts. Mr. Hodge indicated that there would be drains
on the new garage and they would tie into the existing drainage system.
W. Kremzar motioned to grant David Hodge of 3040 Clague Road his request for variance (1123.12).
Which consists of an addition to detached garage and that the following variance is granted:
1. A 724 square foot variance for a detached garage larger than allowed by code (code permits 750
sq. ft. applicant shows 1474 sq. ft.).
Which is in violation of Ord. 90-125 section (1135.02 C1). N. Sergi seconded the motion, roll call
on the motion; W. Kremzar & J. Konold "No". N. Sergi, T. Kelly and J. Maloney "Yes". Variance
Granted.
4). Catherine McElwee3353 W. 231 St. street: WRD -2
Request for variance (1123.12). The proposal consists of a detached garage.
The following variances are requested:
1. A 5 foot variance for rear yard setback, accessory structure to close to rear yard line (code
requires 10' applicant shows 5').
2. A 2 foot variance for sideyard setback structure too close to sideyard line (code requires 5'
applicant shows 3').
Which is in violation of Ord. 90-125 section (1135.02 C2).
Note: Homeowner wants to use splash gutters, referred to Engineering Department.
Chairman Maloney called all interested parties forward to review their request. Mr. Damico, with the
Garage Company and Mss. McElwee the owner came forward to be sworn in and review the request.
Mr. Damico indicated that there was never a garage on the lot. However, his client would like to
have a 2'/?-car garage. Because of the dimensions of the lot, the garage will be only 3 feet from side
lot line. The city Engineering Department has approved the downspouts that will drain into the yard.
Mr. Kremzar commented that the garage will be 32-feet from the house and code only requires a 15-
foot distance, so the garage could be moved to comply with the code. Mr. Damico suggested that a
32-foot distance"would be the best. Mss. McElwee suggested that the addition to the back of the
home would be a problem if the garage were moved. IVirs. Sergi questioned the driveway to the new
garage. Mr. Damico indicated that the concrete would extend to the fence. Mrs. Sergi questioned if
the amount of cement being used would create a problem. Mr. Rymarczyk indicated there would be
no problems as long as the applicant maintained her water on her own property. Mr. Damico aaain
indicated that the cement drive would be center pitched and has been approved by the engineering
department.
J. Konold motioned to grant Catherine McElwee of 3353 W. 231 St. Street her request for variance
(1123.12). Which consists of a detached garage and that the following variances are granted:
l. A 5 foot variance for rear yard setback, accessory structure to close to rear yard line (code
requires 10' applicant shows 5').
2. A 2 foot variance for sideyard setback structure too close to sideyard line (code requires 5'
applicant shows 3').
Which is in violation of Ord." 90-125 section (1135.02 C2). T. Kelly seconded the motion, which
was unanimously approved. Variances Granted.
5). Berry Paden23831 Maple Ridge Road: dVRD -2
3
