r, <br />3. ** A 325 square foot variance for total signage on a lot (code permits 124.9 sq. ft. applicant shows <br />494 sq. ft.), section (1163.24 A). <br />Note: * This includes existing signs on building. <br />** This includes all wall signs and existing ground sign to be relocated. <br />Which is in violation of Ord. 90-125 section (1163.24 A, B& C). <br />Chairman Maloney called all interested parties forward to review their request. Mr. Sidlo, with Boyer <br />Signs and Graphics came forward to be sworn in and address the request. Mr. Sidlo reviewed that the <br />wall sign requires a variance for being larger than codes permit. The owner feels that since the <br />building sits back 465 feet from Lorain a larger sign is required to be seen from the roadway. The <br />Speedway gas station and the building under construction to the front of the property impairs their <br />ability to be seen from Lorain Road. The existing Babies R Us sign is much larger then what they are <br />asking for and in order to be seen these variances are needed. The Babies R Us signage has taken up <br />so much room that it causes all the other tenants on this site to require variances to put up any signs. <br />Mr. Kremzar questioned if the applicants would be willing to reduce the square footage needed for <br />each of the requests. Mr. Sidlo suggested that he was instructed to place this size sign on the <br />building. 1VIr. Kremzar remarked that there will be one more tenant for this building and if these <br />variances are granted, they will require even larger variances to put up their signs. That is not taking <br />into consideration the variances that will be required for the tenants in the front building. Mr. <br />Maloney indicated that the board needed to address each case separately. Mr. Sidlo commented that <br />no matter who the tenants are in the future they would have to come before this board for a variance <br />even if their sign is to code. Because of the size of the Babies R Us signage that was approved. No <br />further comments were made. <br />J. Konold motioned to grant Dollar Tree of 26518 Lorain Road their request for variance (1123.12). <br />Which consists of signage and that the following variances are granted: <br />1. A 39.1 square foot variance for a wall sign on a unit larger than code permits (code permits 43.8 <br />sq. ft. applicant shows 83.1 sq. ft.), section (1163.24 C). <br />2. * A 140.4 square foot variance for excessive square footage of wall signs on a building (code <br />permits 283.6 sq. ft. applicant shows 424 sq. ft.), section (1163.24 B). <br />3. ** A 325 square foot variance for total signage on a lot (code permits 124.9 sq. ft. applicant <br />shows 494 sq. ft.), section (1163.24 A). <br />Note: * This includes existing signs on building. <br />** This includes all wall signs and existing ground sign to be relocated. <br />Which is in violation of Ord. 90-125 section (1163.24 A, B& C). A 325.4 square ft. variance for excessive signage per lot frontage allowance (code permits 168.6 <br />square ft., applicant shows 494 square ft.) <br />Note: Proposed signage includes Dollar Tree (requested variance for a wall sign BZA 9/5/02), and <br />does not include signage of vacant retail that adjoins strip or outer building, both of which will <br />require variances. <br />Which is in violation of Ord. 90-125 section (1163.24 (a)). <br />Chairman Maloney called all interested parties forward to review their request.
