?
sign has been removed and is being stored until the new building is completed. Due to the new
building the monument sign needs to be relocated. The sign was erected under the old code and the
new code has different requirements. The sign they are proposing is about 8-inches lower then what
the drawing is showing. Mrs. Sergi questioned if the sian would be placed at the entrance of the
driveway or in front of the new building. Mr. Ports indicated that the monument sign would be
placed on the corner of the driveway. No further comments were made.
J. Konold motioned to grant Baby's R Us Plaza of 26508 - 26518 Lorain Road their request for
variance (1123.12). Which consists of relocating existing ground sign and that the following variance
is granted:
l. A 325.4 square ft. variance for excessive signage per lot frontage allowance (code permits 168.6
square ft., applicant shows 494 square ft.)
Note: Proposed signage includes Dollar Tree (requested variance for a wall sign BZA 9/5/02), and
does not include signage'of vacant retail that adjoins strip or outer building, both of which will
require variances.
Which is in violation of Ord. 90-125 section (1163.24 (a)). W. Kremzar secorided the motion, roll
call on the motion; W. Kremzar and T. Kelly "No" and J. Konold, N. Sergi and J. Maloney "Yes".
Variance Granted.
12). X-Treme Tan; 24101 Lorain Road: WRD -2
Request for variance (1123.12). The proposal consist of a new sign
The following variances are requested:
l. * A 91.2 square foot variance for total wall signs on a building (code permits 383 sq. ft. applicant
shows 474.2), section (1163.24 B).
2. ** An 88.2 square foot variance for total signs on a lot (code permits 586 sq. ft applicant shows
674.2 sq. ft.), section (1163.24 A).
3. A 1.2 square foot variance for a wall sigri on a unit larger than permitted by code (code permits
38.5 sq. ft applicant shows 39.7 sq. ft.), section (1163.24 B).
Note: * This variance includes existing signage on building.
** This includes proposed ground sign approved by Board of Zoning Appeals, 8/1/02, which is not
yet installed.
Which is in violation of Ord. 90-125 sections (1163.24 (B) &(A) ).
Chairman Maloney called all interested parties forward to review their request. Mr. Schramm, with
Schramm Signs came forward to be sworn in and review the request. Mr. Schramm suggested that
the reason for the variances is that the other tenants have taken up the allowable square footage for
the entire building. The reason for variance number (3) three, is that the X and T are exaggerated
"larger" as those letters are the logo for the business. There are many big signs on the lot now and
they will not be placing a sign on the ground sign. Mr. Hlavacy came forward to be sworn in and
address the sign request. Mr. Hlavacy reviewed that he lives on Bentley Drive and has to drive by the
site every day and he is concerned with the number of signs along Lorain Road. He would like to see
all signs brought into code.- Mr. Schramm reviewed for the homeowner the reason his client requires
a variance for their sign. Mr. Hlavacy would like the city to make the retail/commercial buildings
build their signs to code as they are getting out of hand.
7. Konold motioned to grant X-Treme Tan of 24101 Lorain Road their request for variance (1123.12).
Which consist of a new sign and that the following variances are granted:
1. * A 91.2 square foot variance for total wall signs on a building (code permits 3 83 sq. ft. applicant
shows 474.2), section (1163.24 B).
8
