The <br />applicants indicated it was submitted to the building department. Mrs. O'Rourke asked if they had a <br />sample of the color to be used on the building. She expressed concern about whether or not it will match <br />the rest of Water Tower Square. Mr. Davison said it will match and they obtained the exact material <br />used there. Mrs. O'Rourke inquired as to when they will start construction. Mr. Khouri responded they <br />will start as soon as they get all the approvals. <br />R. Koeth made a motion to approve Linder & Associates (Water Tower Square), 4998 Dover Center <br />Road, with the understanding that the service door is to be painted the same color as the brick and the <br />light fixtures are at the 20-ft. level. The motion was seconded by K. O'Rourke and unanimously <br />approved. <br />Mr. Khouri said the address of the site should be 4958 Dover Center. Mr. Koeth asked that the change be <br />reflected in the ininutes. Mr. Rymarczyk indicated the building department needs to verify the address. <br />The clerk will check on the address and make any necessary adjustments. Note: The clerk confirmed with <br />Mr. Rymarczyk on 9/16/02 that the correct address of the site is 4958 Dover Center Road. <br />2. Rockwvnd Subdivision; Columbia Rd. between Brookpark and Countrv Club Blvd.: <br />Proposal consists of new subdivision consisting of 31 units. Note: Variances may be required pending <br />Planning Commission's ruling. ' <br />Note: This proposal was addressed later in the meeting. <br />3. Sueedway; 26516 Lorain Rd.: <br />Proposal consists of updating signage and farade of existing gas station. Note: Variances are required. <br />Mr. Koeth reviewed the proposal and the variances that will be required. Mr. Matthew Brown of <br />Marathon Ashland Petroleum came forward to address fhe board. He indicated he is filling in for the <br />regular project manager. He said they will be wiping the slate clean at the existing site and will replace it <br />with a 2300 square foot building set back at the rear of the lot. There,will be five dispensers covered by a <br />canopy. He referred to drawings and mentioned the new building has a Project 21 look. He then <br />reviewed some other drawings. Mr. Brown indicated the Speedway letters on the building will be <br />externally illuminated. He then showed the board members the samples of the construction materials. <br />They will use a split-faced block on the top half, and a split-faced block with a rougher appearance on the <br />bottom, with a red tile band running in the center. They will have a blue and black tile accent along the <br />top. The canopy will be striped with multiple gray lines on a white backing with a red line at the bottom. <br />He referred to the landscape plan that shows their intent is to have trees in the back with some shrubbery <br />up front, and medium sized bushes along the two sides. Mrs. O'Rourke asked if the dumpster is <br />enclosed. Mr. Brown indicated it is enclosed. Mr. Koeth asked if that is shown in the plans. Mr. Brown <br />replied he is not certain if they submitted a full set of building drawings but the enclosed dumpster will <br />be a part of the full set of drawings. Mrs. O'Rourke asked if there is a driveway on the east side <br />currently. Mr. Brown said they have their entrance, and there is an entrance to Boston Market. There is <br />no "go through" between the two. Mr. Brown mentioned there is a guardrail around the property. Mr. <br />Koeth said he would like the next rendering to be a different type of drawing so they can see the canopy. <br />He indicated he wants a color rendering of the canopy looking at it straight on from Lorain Road. They <br />need to see the building and the canopy. Mr. Brown asked for clarification on the renderings the board <br />would need to see. Mr. Koeth said they need pictures or color drawings, perhaps of an existing station, <br />so they can see how it will look. Mr. Spalding asked if they will be adding any lighting to the property. <br />Mr. Brown said the lighting will be completely redone and he then reviewed the plan with 1VIr. Spalding. <br />Mr. Brown said they may use a wall pack light on the back side of the building. Mr. Koeth mentioned <br />they will need to see the fixtures on the canopy. Mr. Brown pointed out they will have flush lighting on <br />the canopy. Mr. Koeth indicated they will still need to see that in the plans. Mr. Spalding asked if they <br />2
