Mr. Dzwonczyk commented that True North is <br />owned and operated by the Lydon Company and Senator Armbruster owns and operates the Shell <br />station. The Lydon Company provides both companies their gasoline but under a different <br />business channel. The corner of Great Northern and Lorain has gone through many changes and <br />this Shell station is one of the last sites there to brighten up their site. Currently the building is <br />gray with a 1985 look, which needs to be brought up to date. Mr. Spalding walked behind the <br />Shell station and it looked like quite a few of the conifers were cut down and not very consistently. <br />The Planning Commission would like the trees replaced. Mr. Dzwonczyk suggested that it was <br />one of two things; either the trees died or people have stolen them for Christmas trees. Mr. <br />Spalding indicated that the entire eastern side of the site is quite a mess, which should be <br />addressed. Mr. Dzwonczyk indicated that he would add those items to the list of things that need <br />to be done on the site. Mr. Lasko voiced that he understands the difference in the ownership and <br />therefore the color schemes are differentiated between a True North station and a station that is <br />operated by a dealer. Earlier the applicant alluded to the difference in the requirements regarding <br />the brick farade on the Clague building versus this building. Mr. I.,asko would like the applicant to <br />address those differences again. Mr. Dzwonczyk indicated that the driving force for the brick at <br />the Clague site was the surrounding structures being brick. Whereas the Great Northern site does <br />not have that and in fact, they are competing with BP who changed their gray/silver to a white-like <br />color, which they would like to do. Mr. Reiman voiced that Planning Commission suggested that <br />brick be used and the basis for that was that the east side of the building was brick. This location <br />at Great Northern and Lorain has no brick and the BP station is not brick either therefore there is <br />not the same situation. Mr. Lasko disagreed and strongly recommended that a brick fagade be <br />used at this site. This is a prominent intersection that abuts John Knox Church, which is brick, the <br />bank that is being remodeled with a brick fagade and the southern buildings are brick. The new <br />libraries, as well as most of the new buildings along Lorain Road, are constructed with brick. He <br />understands that it is being updated but not to the point of making it fit into the entire contour of <br />what Lorain Road is being designed to become. Mr. Allan indicated that the Planning Commission <br />reguested that the Clague site have brick, which they have done and he would like to compliment <br />the applicants for doing it so quickly. He does not believe that the color scheme is an eye sore an <br />it does kind of blend into the site. He does not want to see the City start cookie cutting the <br />buildings along Lorain Road. Mr. Spalding suggested that he was concerned with the amount of <br />blue, as the building to the rear has so much blue. The rear building will have red, blue, yellow, <br />gray and white which is a bit garish. Mr. Dzwonczyk suggested that the blue is part of Shell's <br />retail image. He is not sure what Shell would accept as an alternative color to the blue and <br />suggested that there would be a minimum amount of blue used just to distinguish the car wash. <br />Mr. Spalding commerited that there is not distinguishing colors between the car wash and canopy <br />now. Mr. Dzwonczyk suggested that if the blue color has to go he would like to request that the <br />Planning Commission make it a part of their motion. Mrs. O'Rourke questioned if the amount or <br />depth of the blue could be lowered. Mr. Dzwonczyk suggested that the blue area could be <br />narrowed down. W. Spalding indicated he would prefer to have it all red and yellow to keep it <br />consistent. Mr. Dzwonczyk suggested that if the blue were not allowed then they would have to <br />find an alternative to that such as red letter on white. Mr. Reiman understands the preference to <br />have no blue or just a little amount of blue. He believes what Mrs. O'Rourke suggested about <br />having '/4 the amount of blue would work. Mr. Spalding indicted that he would vote against any <br />blue on the building. Mr. Dzwonczyk requested that if blue is not allowed that it be stated in the <br />motion. <br />W. Spalding motioned to approve Gasoline Service Station (JGD Associates) of 25199 Lorain <br />Road their proposal that consists of renovation of existing store eXterior and pump station canopy. <br />Provided that there is no blue on the exterior of car wash building, the east side tree line be <br />5
