<br />Chairman Koeth called all interested parties forward to review the proposal. Mr. O'1Vlalley questioned <br />if the zaning as written was correct. Mr. Deichmann clarified that the zoning of the land is single <br />family Residexrt not Single Family Cluster. Mr. Bower indicated that he would like to join a qixarter <br />of an acre of his land to his brother's property. The sgilt 'clarifies the two properties, as they are <br />currently fenced in now: The old line went through a portion of his frant yard. He is in the process of . <br />selling his lot and they would like to inake sure the property lines caincide with the way the .land is <br />eurrently used. Mr. Koeth questioned 'if there was any other purpose for the plat. Mr. Bower <br />answered "no". Mrs. McConnell-Paul questioned if the egress changed and does it allow fcrr an <br />entrance to the golf course or change the zoning. Mr. Bower indicated he was not sure what was <br />being asked. Mr. Koeth clarified that the aoning of land is single family resident. , He further. <br />indicated that if Mr. Bower intended to make a new drive he would have to come before the board <br />again. ,1VIrs. Harvey questioned why the land would be. separated.Mr. Bower inclicated that he is <br />going to sell his home and before he does that he is trying to align the property iines to match the way <br />the properties are currently separated by the fence. Mrs. Harvey questioned if Mr. Bower intended to <br />build more homes ar more clusters for the golf course. Mr. Bower commented that his plat. has <br />nothing to do with building anything. Mrs. Haivey vaiced that she did not believe W. BowEr. 1Vdr. <br />Koeth again covered that if Mr. Bower is going to do ; anything with this Iot other then what is <br />indicated he would ha,ve ta return bafore Planning Commission. Mrs. Harvey fiuther commented that she was not natified of Mr. Bowsrs's plans. Mr. Koeth indieated that legal natiees are sent to anyone <br />who abuts the property. Mrs. Harvey disagreed and felt that the entire area should be notified. 1VI'r. <br />Rudehouse questioned what is the property owned by 1Veil Bower zoned. W. Koeth indicatad that <br />both praperties,are zoned Single Family Resident. 1VIrs. O'Rourke questianed if any of the land is <br />zoned wet iands. 1VIr.'Bower indicated `no'. <br />R..Koeth motioned to approve Fred & Neil Flower, Lot Split 'and Consolidation Plat for PP# 235-20- <br />005 & 043. The proposal is to split 0.2462 acres from Permanent Parcel Number 235-20-005 and <br />consolidate it with Permanent Parcel Number 235-20-043. The consolidation parcel will be 1.6827 <br />acres., The residual of Permanent Parcel Number 235=207005 will be 4.7005 acres. The location of <br />the property is approximately 240 feet east of Louis Drive and approximately 200 feet south of <br />interstate 1480. Zvning is Single Family Residential. The mation was seconded by S. Asseff and <br />unanimously approved. Motiom Carried _ <br />2. David Lasardo;_Lot SiLlit and Cansolidation Plat for Sur merland A.ve: Prap.grty: <br />The proposal -is to split 0,12 acres (approximately 20' by 244') from Permaneirt parcel Number 237- <br />11-016 and consolidate it with Permanent Parcel Number 237-11-059_ The location of tlie property is <br />on the north side of Summerland Ave. and appraximately 300 feet east of Clague Road. Zoning is C- <br />Residence, Single. The consolidated Parcel number 23.7-11-959 will confarm ta frontage <br />requirerrients of the 2oning Code. Required frontag;e is. 60 feet. The propased frontage will be 70 <br />feet. The existing frontage is 50 feet. Parcel Number 237-I2-059 ha.s an e}cistin$ 10 foat wide <br />sanitary sewer easement through it. <br />Cha.irman Koeth called all interested parties forward to review the propasal. Mr. Lasardo the owner <br />came forward to review his Fequest. Mr. Lasardo suggested they would like to purchase 20 feet o£ the <br />Lan.easter prop.erty, to accommodate a nicer horne. The increase of the lot will allow a structure to <br />meet zoning requirements. W. Skerritt voiced that he _ did not want to see a home built on the <br />property, as it would not add anytlung to the neighbarhood,except raise his property taxes. It is , <br />currently a green space naw and he has been cutting the lawn in the area now far 8 years for the kids <br />to play. Mr. Skerritt suggested he also tried to purchase the land to keep as green space. He <br />questioned if in fact there is an existing easement.
