(. <br />Chairman Maloney called all interested parties forward to review their request. Mr.Toothman, the <br />District Manager, and Mr. Fisher the attorney each came forward to be sworn in and address the request. <br />Mr. Fisher reviewed that the vitamin shop had been to the board last year for variances and received a <br />second wall sign for the east elevation. A sign is required to be seen at the entrance while traveling west <br />on Lorain Road. The customers have had trouble getting to the store as they miss the entrance. The <br />vitamin shop had to remove their sign from the ground sign. Mr. Toothman suggested that the <br />Building Department required them to remove the sign from the monument. Mr. Rymarczyk stated <br />that the Building Department did not require vitamin shop to remove the ground sign. Mr. Fisher <br />repeated that the east elevation is the entrance and traffic traveling west misses the site because they do <br />not see a sign soon enough to make the turn to enter the site. Speedway is a problem as the trees are <br />overgrown but a sign is needed to be seen from Lorain Road. Mrs. Sergi questioned if the posters and <br />window signs were going to be removed. Mr. fisher if any signs are in violation of the codes they will <br />be removed. Mr. Kremzar requested the applicants place the sign so it can be seen along the East Side. <br />Mr. Maloney suggested placing the sign off center to make sure it can be seen from the road. Mr. <br />Dubelko suggested that if the board was ready for a motion they might want to add to the motion that <br />the window signs be removed if that is what the board wants. Furthermore, if the applicants return in <br />the future for a monument sign that one of the window signs will be required to be removed. Mr. <br />Kremzar mentioned that they did not receive a letter from the property owner approving the sign <br />requested. <br />Motion to approve Vitamin Slxoppe; 26532 Lorain Road their request for variance (1123.12), <br />which consists of additional signage and that the following variances are granted: <br />1. A variance for a second wall sign on building, (code permits 1, applicant shows 2), section <br />(1163.27 (a)). <br />2. A 59.85 square foot variance for total square footage of signage on building, (code permits <br />100 sq. ft, applicant shows 159.85 sq. ft), section (1163.24 (b)). <br />3. A 70.75 square foot variance for additional total square footage of signage on lot, (code <br />permits 168.75 sq. ft, applicant shows 626.15 sq. ft), section (1163.24 (a)). <br />Which is in violation of Ord. 90-125 sections, (1163.27 (a)), (1163.24 (b)), and (1163.24 (a)). With <br />the addition that all window signs are to be removed and if the applicants come back for a <br />monument sign in the future that one wall sign will be removed. W. Kremzar seconded the <br />motion, roll call on the motion; W. Kremzar, J. Konold and J. Maloney "Yes" N. Sergi "No". <br />Variances Granted <br />6. Radio Shack, 26429 Great Northern Shonaing Center, WRD 4: <br />Request for variance (1123.12). The proposal consists of a new wall sign. <br />The following variance is requested: <br />1. An 11 square foot variance for sign face area (code permits 26 sq. ft., applicant shows 37 sq. ft.) <br />Which is in violation of Ord. 90-125 section (1163.24 (b)). <br />Chairman 1Vlaloney called all interested parties forward to review their request. Ms. Widemire suggested that the additional square footage is needed due to not being seen <br />from Brookpark Road. There are three buildings in front of the radio shack store which semi blocks <br />their sign from being seen. They just need some visibility to be seen from the roads. Mr. Kremzar <br />questioned if the letters would be the same size as those on the Avenue sign. Ms. Widemire was not <br />sure of the dimensions of the other store sign. Mr. McDonald indicated that the total height of the <br />letters would be 29 inches high. Mr. Maloney voiced that the board received a letter from the owners <br />indicating they approved of the request. <br />- .? , <br />4
