"APPLICANTS REQUESTED TO BE CONTINUED UNTIL THE AUGUST <br />MEETING" <br />8). C Dunlap (Timber View Homes); 5150 Dewev Road: WRD 1 <br />Request for variance (1123.12). The proposal consists of a new home. <br />The following variance is requested: <br />1. A 225 square for variance for lot area coverage, (code required 10,850 sq ft, applicant <br />shows 10,625 sq ft), section (1135.05 (A) (1)). <br />2. A 20 foot variance for front yard setback ,(code requires 50', applicant shows 30'), <br />section (1135.06 (A)). <br />Which is in violation of Ord. 90-125 sections; (1135.05 (A) (1)) &(1135.06 (A)). <br />Chairman Maloney called all interested parties forward to review the request. Mr. Dunlap, Ms. <br />Denielle Dunlap, and neighbors Mr. & Mrs. Croston, and Ms. Fenderbosch, each came forward <br />to be sworn in and address the request. Mr. Dunlap indicated that he would like to build a <br />single family home on the existing lot. The variances are needed as the lot size does not <br />conform to the B- district zoning. The houses on either side of the lots are similar to what <br />wa?. ? ? <br />needs to be done for this home. The neighbors requested an explanation and to see how <br />the home will sit on the lot. Mr. Rymarczyk reviewed that the home would comply to code <br />however the lot is smaller then code requires. The neighbors questioned what the side yard <br />distance would be. Mr. Dunlap indicated that one side yard setback would be 13.5 feet and <br />the other sideyard setback would be 10-feet. <br />T. Kelley motion to grant C. Dunlap (Timber View Homes) of 5150 Dewey Road his <br />request for variance (1123.12), which consists of a new home and the following variances <br />are granted; <br />1. W. <br />Kremzar seconded the motion, which was unaninnously approved. Variances Granted. <br />9). Sunnvside Tovota; 26890 Lorain Road: WRD 1 <br />Request for variance (1123.12). The proposal consists of an addition to existing building. <br />The following variance is requested: <br />A special permit to add to a non-conforming building, section (1165.02) <br />l. A 19 foot 6 inch variance for front yard setback of building, (code requires 75', <br />applicant shows 55'-6), <br />Which is in violation of Ord. 90-125 section (1139.07) <br />Chairman Maloney called all interested parties forward to review the request. Mr. Stoyanov the <br />contrater and Mr. Frye representing Sunnyside each came forward to be sworn in and address <br />the request. Mr. Stoyanov indicated that they would like to have a 40-foot addition on the <br />west side of the building near the existing canopy. The addition will be to display and deliver <br />new cars. The traffic flow will not change and the addition will screen the current utility doors. <br />The practical difficulty is that the conditions are preexisting, the current building is non- <br />conforming and the front setback is needed to keep the addition in line with the existing <br />building. 1dIr. Rymarczyk indicated that the building is 55-feet from the narrowest. point of <br />6
