The existing parcel has split zoning. The three proposed parcels, 70 feet by 155 feet fronting <br />Bradley Road, will conform to the area, depth and lot width requirements of the Zoning Code. <br />These parcels will lie wholly within the B Residence, Single Zone. <br />The remaining portion of Permanent Parcel Number 233-07-009 will not conform to the lot width <br />requirements of the Zoning Code. The required lot width is 70 feet for B Residence, Single zoning, <br />and the actual width will be approximately 32 feet. The remaining portion of Permanent Parcel <br />Number 233-07-009 will conform to the area and depth requirements of the Zoning Code. <br />Chairman Koeth called all interested parties forward to review the proposal. Mr. Cotoski the <br />Engineer for the site came forward to address the proposal. <br />Applicant's. proposal: <br />1VIr. Cotoski suggested that they would like to have three lots that meet the code and be granted a <br />variance for the fourth parcel, which will not meet the frontage requirement. The fourth parcel will <br />be 3.9 acres and eventually it will be developed as multi-family. He reviewed the zoning and lots <br />around the site. Mr. Spalding questioned the plans for the rear lot. Mr. Cotoski was not sure what <br />would be done with the rear lot. Mr.Yager questioned what the requirement for a multi-family lot <br />would be. Mr. Cotoski felt that a drive for the rear lot would be 24-feet wide. Mr. Yager <br />reviewed that 32-feet was not wide enough for easements, and landscaping that will be required. <br />Mr. Spalding suggested only having two residential lots and one large multi-family lot not three <br />and one. Mr. Hreha and Mrs. Hoff-Smith suggested tabling the plan and having the owner rework <br />the lots. Mr. Yager suggested that if the applicant only breaks off two residential lots and then <br />have the third lot be to code they would not require a variance. Mr. Cotoski indicated that he is not <br />in a position to speak for the owners. <br />Itesidents Comments: <br />Ms. Wargo indicated that she wanted access to use the condo roads and the condos will not permit <br />use of their road. Mr. McCaskey asked what would be done with the rear lot. He is adding an <br />addition to his home and he is concerned what will be done. The zoning is light industry so there is <br />a concern as to what will be done to the rear of the lot. Mr. Yager suggested that the neighbors get <br />a card from the engineer so they could meet with the owners before the applicants return. Ms. <br />Andrews is glad to hear what has taken place at this meeting. She felt that as they were just seeing <br />the plan for the first time and what is taking place to the rear lot is not really clear she would like <br />the applicant to state what will be done so there is a clear understanding by everyone. She would <br />like to see the issue tabled. <br />R. Koeth motion to table Lot Split Plat for Barton Road Permanent Parcel Number 233-07- <br />009, until the developer comes up with a new plan. S. Hoff-Smith seconded the motion, which <br />was unanimously approved. <br />V. COMMUMCATIONS: <br />Letter from K. Wenger, AICP, Citv Planning Director regarding Steering Committee <br />appointee• <br />Mr. Koeth indicated that Planning Commission needed to appoint 3 members to the steering <br />committee. Mr. Koeth indicated that Mr. Hreha, Mrs. Hoff-Smith and Mr. Spalding would <br />represent the Planning Commission on the steering committee. <br />17
