Mr. Rymarczyk said the board can make a recommendation to the Board of <br />Zoning Appeals one way or the other so the applicant does not have to return. <br />Law Department Questions and Comments <br />Mr. O'Malley said the Architectural Review Board, although it proposed 30 foot light poles, <br />recommended the condition that the applicant build the light poles to be consistent with the height of <br />the poles on the adjacent properties. The height of the light poles on those properties was not entirely <br />established. The Architectural Review Board indicated it was their recommendation to the Planning <br />Commission that the pole height be consistent, even if that means the height might be 40 feet instead <br />of 30 feet as shown. He said that could affect the variance calculations. Mr. Rymarczyk pointed out <br />that if the applicant was to keep with the 30 foot lights as indicated, he believes the I'lanning <br />Commission approved that height for Jared Jewelers, which is a few buildings down. Mr. Koeth said <br />he would not want anything higher than 30 feet. Mr. Spalding asked if the applicant has any problems <br />with the recommendations made by the Architectural Review Board. Mr. Saleet replied he does not. <br />J. Lasko made a motion to forward the Remington College proposal to the Board of Zoning <br />Appeals incorporating therein the recommendations from tt?e Arclaitectua-al Review Board, <br />specifically as it pertains to the light pole height that is to be coordinated with, and no higher <br />than, and be comparable to, that on the surrouncling parcels that the board recently approved <br />pertaining to the Jared's and what is already existing at the Panera Bread company, and that in <br />accordance with those comments that the variances be granted. The anotion was seconded by S. <br />Hoff-Smith and unanimously approved. <br />The clerk announced that the proposal will proceed to the Board of Zoning Appeals on August 4, 2003 <br />and notices will be sent out. Mr. Ryinarczyk indicated the building department will need any revisions <br />to the lighting plan prior to that meeting. <br />3. Westfield Shopping Center (Great Northern 1Vlall); PP# 236-09-002 <br />Proposal is to expand the north side of the center to include Galyan's. The Planning Commission <br />addressed this proposal 06/24/03 and 7/8/03. The Architectural Review Board addressed the proposal <br />7/16/03. <br />Applicant Presentation <br />Mr. James Farrell, the Executive Vice President of Westfield Corporation, came forward to address <br />the board. He said they received a variance from the Board of Zoning Appeals for their proposal and <br />also received approval from the Architectural Review Board with a number of conditions. He <br />indicated the issues raised by the Architectural Review Board dealt with landscaping and those issues <br />were addressed in terms of reconfiguring the plan along Brookpark Road. He said they, along with <br />Remington College, agreed to inake the landscaping consistent. The other issue was screening the <br />truck docks and that was also worked out. They agreed to add an architectural gate across the front of <br />the docks. The Architectural Review Board also discussed the brick treatments, the stone, the glass <br />enclosure, the lighting, and roof top units. He added that although they did not satisfy the board at <br />their first meeting, they certainly satisfied them this week from what he understands. <br />Commission Questions and Comments <br />Mr. Hreha asked what the gate material will be. Mr. F'arrell said the terminology they agreed to is an <br />architectural metal. It could very well be an anodized aluminum. It would not be chain link or <br />anything that you can see through. Mr. Koeth asked for the height of the gates. Mr. Farrell <br />responded they will be 8-10 feet high and will match the screen wall on the side. Mrs. Hoff-Smith <br />asked about the relocation of TGIFriday's. Mr. Farrell said at this time they are not relocating the <br />restaurant. He explained that Galyan's would like to move quickly and open quickly. He said Galyan's <br />at one time was going to another development about five miles away but they were able to attract them <br />to this center in North Olmsted. He said there are some other tenants that they cannot move quickly <br />enough, so right now the restaurant will not move. Mr. Koeth asked when the loading docks will be <br />2
