?h . <br />Mr. Rymarczyk said that the continuous concrete curb is shown on the detailed plan but not on <br />the site plan. There are two light poles that aze in the back of the rear parking lot that are <br />non-compliant. Mr. Orchard said they will be replaced with 12' poles with 4' bases and the <br />plans will reflect that. ? <br />Cha.irman Koeth asked the applicant if they were familiar with the list of 35 items from the <br />Engineering Department. It was dated today and the applicant had not yet received it. They did, <br />however, receive other memos from engineering. Mr. Orchard said he would review them with <br />his site manager, Mr. Resar, and will be in compliance with all of them. Ms. Wenger informed <br />the Board that they should not be concerned with details of each item on the list because any <br />concerns regarding engineering will be worked out with the Engineering Department. Mr. <br />Spalding inquired about light spillage and Mr. Orchard said there is none that will affect <br />neighboring properties. Ms. Hoff-Smith asked lighting from evening services will affect <br />Columbia Road. The pastor indicted that it is not unusually heavy on any given da.y and does not <br />anticipate any additional lighting issues. Mr. Yager asked about requirements that the Engineering Department had regarding asphalt. <br />Mr. Durbin indicated to the applicant that it varies according to the traffic use. The plan needs to <br />specify if it will be light or medium travel usage. Mr. Orchard said the gravel parking lot will be <br />asphalted over and the duty use is indicated on page two of the plans. <br />Chairman Koeth moved to approve the North Olmsted Assembly of God with the following <br />recommendations: <br />1. The plans incorporate the recommendations and changes suggested by the <br />Architectural Review Board. <br />2. The plans conform to the requirements of the Engineering Department. <br />3. 49 spaces are shown land6anked. <br />4. Plan approval is subject to the approval of the lot split and consolidation. <br />The motion was seconded by J. Lasko, which was unanimously approved. <br />North Olmsted Assemblv of God, 3874 Columbia Road, WRD 4 <br />The proposal is to split PPN#231-32-004 (approximately 1.2 acres) into two parcels and <br />consolidate approximately 0.89 acres of the west portion with PPN#231-32-006. The <br />consolidated parcel (Parcel A) will be 4.468 acres. The east parcel (Parcel B) will be 0.32 acre. <br />The location of the property is on the west side of Columbia Road and approximately 200 feet <br />south of Gessner Road. Zoning is B Residence, Single. The proposed lots will conform to the <br />frontage, depth and area requirements of the Zoning Code. <br />Chairman Koeth moved to approve the North Olmsted Assembly of God lot split and <br />consolidation. W. Spalding seconded the motion, which was unanimously approved.
