Mr. Yager questioned the applicant about past discussed items from a previous Architectural <br />Review Board meeting. He did notice there is a discrepancy between the different styles of lights. <br />He voiced his disapproval of a white vinyl fence and prefers natural vegetation remain. Mr. <br />Leonard advised that another homeowner requested the vinyl fence; however, said he thinks <br />additional shrubbery could be added in front of the fence. The Board questioned the <br />miscommunication in the height of the lights and said too many variances are being requested. <br />Mr. Conway was asked to clarify the maximum height of light fixtures. Mr. Conway reviewed <br />that if they are 80' cutoff, they can be 10' tall. Mr. Yager believed this could all solve itself by <br />adding landscaping. <br />Mr. Yunich a neighbor of the site came forward and voiced that the lights shin onto his property. <br />He suggested that Mr. Leonard had previously assured him that landscaping would be planted, but <br />as of yet, nothing has been planted. He also voiced that the white fence currently installed is an <br />eyesore. He offered to install a better looking fence himself, which would be approximately 24 <br />feet in length. Mr. Szabo, a neighboring resident ask that the Board insist that the applicant keep <br />the lights at the height of 18 inches to only illuminate the drive and to not shine on his property as <br />well. <br />Mr. Lasko advised the applicant that he could table his request if he desired. Taking into account <br />Mr. O'Malley's and Mr. Conway's consideration whether or not this is a major deviation that <br />requires that this be heard as a new variance or just a modification. Mr. O'Ma11ey indicated that it <br />is both a modification and possibly a new variance, depending on the size of lights selected. The <br />applicant asked that the Board consider the lighting pole issue as a separate issue, but make <br />motions on the other items tonight. Mr. O'Malley advised they could be separate items. Mr. <br />Yager requested that if the applicant makes a commitment to install trees, that the trees be <br />installed prior to the development process. The Board felt the approval of the proposal is not too <br />far away. The Board asked that the developer work with the applicant and offer him a more <br />aesthetically pleasing fence. The applicant was advised that there are choices of light fixtures that <br />would better blend with the existing plan and architecture. Landscaping will be discussed at the <br />next meeting. <br />Mr. Lasko moved to table Kennedy Ridge Apartments of 24900 Kennedv Ridge Road <br />proposal until the next Plannang Commission meeting.
