Chairman Maloney called all interested parties forward to review the request. Mr. & Mrs. Federer, the <br />owners and Ms. Arscott, the neighbor each came forward to be swom in and review the request. Mrs. <br />Federer reviewed that they discovered that there is a 10-inch main sewer line, which runs the length of their <br />rear property line, when they applied for their pernut. Due to the existing sewer lines the future pool and the <br />placement of their shed is limited as to what location they can be placed. The board questioned if the <br />existing vinyl shed would be removed. The applicants would like to keep the existing shed. The neighbor <br />had no objections to the request. After further discussion the board voiced that they had no objections to <br />both sheds. <br />W. Kremzar motion to grant Kathy Federer of (PP# 232-26-024), 4765 Carsten Lane her request for <br />variance (1123.12), wluch consists of a shed and that the following variances are granted: <br />1. A 40 square foot variance for shed exceeding 2% of rear yard area, (code permits 80 sq. ft, <br />applicant shows 120 sq. ft), section (1135.02 (D) (1)). <br />2. A 5 foot variance for rear lot line location, (code requires 10', applicant shows 51), section (1135.02 <br />(D) (4)• <br />Which is in violation of Ord. 90-125 seclions (1135.02 (D) (1)) and section (1135.02 (D) (4). A 102 square foot variance for shed exceeding 2% of rear yard area, (code permits 90 sq ft, applicant <br />shows, 192 sq ft.). <br />Which is in violation of Ord. 90-125 section (1135.02 (D) (1)). <br />Chairman Maloney called all interested parties forward to review the request. Mr. Solomon the owner, and <br />Mr. & Mrs. Bramhall, neighbors each came forward to be sworn in and review the request. Mr. Solomon <br />indicated that he needs a shed to store his belongings which are now stored in his garage. He currently can <br />not park his car in his garage due to how crowded it is. The neighbors felt the shed size was to large. The <br />applicant offered to build a 10' x 14' shed. After further discussion the board felt that the shed should be no <br />larger than 10' x 12'. Mr. Solomon agreed to a 10' x 12' shed. <br />J. Which is in violation of Ord. 90.125 section (1135.02 (D) (1)). W. Kremzar seconded <br />the motion, roll call on the motion; J. Maloney, W. Kremzar and T. Kelley "Yes", N. Sergi "No" does <br />not believe there is a hardship. Variance Granted. <br />6. ENT Health Services; (PP# 236-02-006), 25761 Lorain Road: (WRD4 <br />Request for variance (1123.12). The proposal consists of a rear building addition. <br />A special permit to add to a non-conforming building. <br />Which is in violation of Ord. 90-125 section (1165.02). <br />Chairman Maloney called a11 interested parties forward to review the request. Mr. Augaustidis, the <br />Architect, came forward to be sworn in and review the request. Assistant Law Director reviewed that the <br />existing building is a non-conforming building because the Cities front setback codes have changed since <br />the building was first constructed. Mr. Augaustidis reviewed that the owners would like to add a surgical <br />wing to the back of their building. Other than the special permit, the proposed addition meets all code <br />requirements i.e. lot coverage, sideyard, rear yard setbacks, parking requirements and landscaping <br />requirements. The addition will match the existing building materials and will have no windows to ensure a <br />sterol environment. The board had no objections. <br />N. Sergi motion to grant ENT Health Services of (PP# 236-02-006), 25761 Lorain Road theia° request <br />for variance (1123.12), which consists of a rear building addition and that a special permit to add to a <br />non-conforming building, wlrich is in violation of Ord. 90-125 section (1165.02) be granted. W. <br />Kremzar seconded the motion, which was unanimously approved. Special Permit Granted.
