18-12802; Porter Pet Hospital; 27527 Lorain Road <br />Representative: Bret Tidwell, builder, 30460 Adams Lane, Westlake, OH; Oliver Doyle, 27570 <br />Butternut Ridge Road <br />Proposal consists of a building addition. Property is zoned B-3 General Business. <br />The following variances are requested: <br />1. A 5 ft. variance for building and dumpster enclosure setback; code requires 10 ft. setback <br />from property line, applicant shows 5 ft. setback for building addition and dumpster <br />enclosure; Sections 1139.06(B) and 1161.11. <br />2. A variance permitting a dumpster enclosure in a parking space; code prohibits dumpster <br />enclosures in designated parking or loading spaces, applicant shows enclosure within a <br />parking space; Section 1161.11(B). <br />Mr. Aspery stated that the applicant is proposing to construct a 465 square foot addition to the <br />rear of the existing Porter Pet Hospital building. The addition would follow the existing building <br />line and be set back five feet from the eastern property line, requiring a five foot variance; code <br />requires a ten foot building setback from side property lines. The proposed dumpster enclosure, <br />located just south of the building addition, also requires a variance; code prohibits dumpster <br />enclosures in designated parking spaces. Mr. Tidwell said the architect and engineer decided this <br />is the best location for the addition since the lot is so narrow. Mr. Allain asked if the parking <br />space is used for the dumpster, if the required amount of parking would still be met, the applicant <br />said it would be. Mr. Doyle asked to see where the dumpster is proposed since he did not want it <br />closer to his property. After looking at the plans, he was comfortable with the proposed location. <br />Mr. Allain moved, seconded by Mr. Papotto, to approve the following variances for 18- <br />12802; Porter Pet Hospital; 27527 Lorain Road: <br />1. A 5 ft. variance for building and dumpster enclosure setback; code requires 10 ft. <br />setback from property line, applicant shows 5 ft. setback for building addition and <br />dumpster enclosure; Sections 1139.06(B) and 1161.11. <br />2. A variance permitting a dumpster enclosure in a parking space; code prohibits <br />dumpster enclosures in designated parking or loading spaces, applicant shows <br />enclosure within a parking space; Section 1161.11(B). <br />Motion passed 5-0. <br />18-12827; Andy's Auto Wash; 28800 Lorain Road <br />Representatives: Andy Yund, 4155 State Road, Medina, owner; Randy Matejka, Design Wise, <br />architect <br />Proposal consists of a parking lot expansion. Property is zoned B-3 General Business. <br />The following variance is requested: <br />1. A 7 ft. variance for side yard parking setback; code requires 10 ft., applicant shows parking <br />lot 3 ft. from east property line; Section 1139.04(D). <br />Mr. Aspery stated that the applicant is proposing to expand the existing eastern driveway to <br />create six new parking spaces for vehicle vacuum stations. Code requires a ten foot buffer zone <br />between commercial properties, therefore requiring a variance of seven feet as shown. <br />
