Mr. Mackey moved, seconded by Mr. Raig, to approve the following variance for 19-13603;
Ronald McNulty; 6029 Timber Trail Drive:
1. A 13 ft. variance for rear building setback; code requires dwellings to be set back at
least 50 ft. from the rear property line, application shows 37 ft.; Section 1135.06(D).
Motion passed 3-0.
19-13608; Carl Konvesni; 4784 Georgette Avenue
Representatives: Carl Konyesni, owner
Proposal consists of a generator in the side yard. Property is zoned C -One Family Residence.
The following variance is requested:
1. A 3 ft. 7 in. variance for side yard setback; code requires a minimum side yard of 5 ft. to any
part of the dwelling, applicant shows 1 ft. 5 in., Section 1135.06(B).
Mr. Aspery said the applicant is proposing to install a residential standby generator to the south
of their home. Code requires that the minimum side yard setback to be five feet, and the
proposed generator location is 1 foot 5 inches from the property line. Mr. Konyesni said he has
lived in the home for 33 years and an addition was built in 2016. An exterior gas meter was
installed on the southeast corner of the house and there are three large pine trees along the other
corner of the home. By putting the generator on the side of his home, he believes the noise would
be less than if the generator was installed in the rear of his home. Mr. Mackey had no objection
for the generator next to the multi -residence lot and the fence protects the lot line and serves as a
barrier. Mr. Raig agreed since there is a lot of space between the generator and lot line.
Mr. Papotto moved, seconded by Mr. Raig, to approve the following variance for 19-13608;
Carl Konyesni; 4784 Georgette Avenue:
1. A 3 ft. 7 in. variance for side yard setback; code requires a minimum side yard of 5 ft.
to any part of the dwelling, applicant shows 1 ft. 5 in., Section 1135.06(B).
Motion passed 3-0.
19-13614; Gary Wyse; 6652 Charles Road
Representatives: Gary Moyse, owner
Proposal consists of a driveway. Property is zoned A -One Family Residence. The following
variance is requested:
1. A 2 ft. variance for width of driveway serving an attached garage; code allows a maximum
width of 24 ft., applicant shows a width of 26 ft., Section 1135.02(B)(2)(c).
Mr. Aspery said the applicant is seeking a variance to pour a 26 foot wide driveway at the newly -
constructed home. Code requires that a driveway providing access to an attached garage be no
wider than 24 feet. The highlighted path next to the garage is considered a service walk and is
not classified as a driveway section, so a maximum driveway width of 24 feet is permitted in this
case. Mr. Moyse said there are wider drives than what he is proposing in the neighborhood.
Services would not be adversely affected by the wider drive. He requested that the builder widen
the driveway and apologized for not checking the codes first. Mr. Aspery said the applicant
decreased his initial proposal to a two foot variance. Mr. Gareau pointed out that the previous
house was demolished by the city due to property maintenance issues and the land was sold to
Mr. Moyse who has built a new home.
