Mr. Allain moved, seconded by Mr. Papotto, to approve the following variances for 19- <br />14913; Nathaniel & Rebecca Strader; 6100 Burns Road: <br />1. A variance for a parking pad in a front yard; code only allows parking pads in the side <br />or rear yard of a residential lot unless the lot has access to an arterial street, applicant <br />shows a parking pad in the front yard; Section 1135.02(B)(3)(a). <br />2. A 2 ft. variance for length of a parking pad; code allows a maximum length of 18 ft. <br />measured from the existing driveway edge, applicant shows length of 20 ft.; Section <br />1135.02(B)(3)(b). <br />Motion passed 4-0. <br />19-14914; Bob & Kathy Barlock; 4327 Root Road <br />Representatives: John D'Amico, 8550 Wallings Road, North Royalton; Robert Barlock, owner <br />Proposal consists of a garage addition. Property is zoned B -One Family Residence. <br />The following variance is requested: <br />1. A 720 sq. ft. variance for additional garage floor area; code permits 750 sq. ft., applicant <br />shows 1,470 sq. ft.; Section 1135.02(B)(1)(a). <br />Ms. Lieber stated that the applicant is proposing to enlarge their existing 720 square foot garage <br />by 750 square feet for a total of 1470 square feet. Code allows total garage area of no more than <br />750 square feet, so a variance of 720 square feet is requested. The existing garage is detached <br />and located behind the dwelling. The addition will be on the rear. The lot is very deep, more than <br />500 feet, and nearly an acre in size and backs up to John Knox Church. <br />Mr. D'Amico said the owners have two cars, two trucks and three motorcycles, in addition to <br />multiple recreational vehicles, which are all in working order and have current plates. The owner <br />was initially going to build another detached garage but would like to have everything in one <br />building. The property is large and they would like to use the garage for entertaining also. The <br />neighbors to the right and left of the applicant are not opposed to the addition and Mr. D'Amico <br />provided copies of the letters. Mr. D'Amico provided photos showing the location of the current <br />garage and how the proposed addition would not be visible from the right-of-way. Ms. Lieber <br />said the property is large and the building is not likely to affect the neighbors. The applicant <br />would be permitted to build another storage building but are instead proposing to add onto the <br />existing garage. Mr. D'Amico said the 18 foot door would be used to take the trailers and <br />recreational vehicles out of the garage. Mr. D'Amico said there will be an 8 foot opening from <br />the existing garage to the new addition. The 6 foot door would allow people to move from one to <br />the other. Mr. Russell clarified that the new garage would not have a driveway to it, but the <br />vehicles can access it through the existing garage. Mr. Mackey did not think the addition would <br />be visible from the street, Mr. Raig agreed. Mr. Papotto thought having the addition combined <br />into one storage building would be a more substantial addition to the property rather than <br />building a separate structure. <br />Mr. Allain moved, seconded by Mr. Papotto, to approve the following variance for 19- <br />14914; Bob & Kathy Barlock; 4327 Root Road: <br />1.
