feet. Mr. Mackey asked what the use of structure will be, Ms. Garran said it will be used to store
lawn equipment and furniture, not for commercial use. Mr. Rahm asked when the previous
structure was razed, Ms. Garran said approximately four or five years ago. Mr. Allain did not
think the structure would disrupt the character of the neighborhood. Mr. Mackey thought a
variety of structures are in the Historic District and given the depth of the lot and landscaping, he
did not there would be an adverse effect. Mr. Papotto pointed out that the mortgage document
from 1992 submitted showed the same size structure was there. He agreed that the request was
significant but the owners showed the building was there previously and maintain their lot well.
Mr. Papotto moved, seconded by Ms. Patton, to approve the following variances for 20-
17169; Kathleen Garran; 26621 Butternut Ridge Road:
1. A variance for a second accessory storage building; code permits one per residential lot,
applicant shows two, Section 1135.02(C)(2).
2. A 88 square foot variance for size of an accessory storage building; code permits 200
square feet, applicant shows 288 square feet, Table 1135.02-1.
Motion passed 5-0.
20-17273; Mukhammad Kamalov; 27478 Cottonwood Trail
Representatives: Mukhammad Kamalov, owner; Emrakh Kamalov, son, 27478 Cottonwood Trail
Proposal consists of a front porch. Property is zoned A -One Family Residence.
1. An 8 ft. 11 in. variance for the front yard setback; code requires 50 feet to the street line,
applicant provides 41 ft. 1 in.; Section 1135.06 (a). Note that the record survey indicates a 50
ft. setback to the front corner of the dwelling where the proposed porch is to be extended.
Due to the shape of the lot, the remainder of the dwelling is set back more than this distance.
This proposal consists of a new front porch that will encroach into a portion of the required front
yard by 8 feet 11 inches. Mr. Emrakh Kamalov said his father wants to build a porch and all of
the neighbors have them. The shape of the lot is unusual, the entryway into the home is very
small and they need extra space. Ms. Lieber had no objection to the request. The lot is located at
a bend in the road. The front building line of the house is not parallel to the street line, resulting
in one side of the front yard being significantly shorter than the other side. If not for the bend, the
porch could be accommodated within code. Ms. Patton thought it would be a nice addition to the
home and it would fit in with the neighborhood. Mr. Papotto agreed that the shape of lot impacts
the setback requirement. Mr. Mackey thought the porch needed to be added to complete the look
of the home.
Mr. Papotto moved, seconded by Ms. Patton, to approve the following variance for 20-
17273; Mukhammad Kamalov; 27478 Cottonwood Trail:
1.
