Lot is 42,768 sq. ft. <br />The applicant proposes to replace a barn that was destroyed by a fallen tree with a new storage <br />building. For this size lot, storage structures of 200 square feet are permitted. The applicant is <br />proposing a 576 square foot structure, which is 376 square feet greater than code permits. Mr. <br />West said the previous 14 foot by 36 foot storage building was damaged in the recent wind storm <br />and was deemed a total loss by the insurance company. He is requesting a wider garage to allow <br />easier access to his lawn maintenance equipment and recreational vehicles. Ms. Lieber said that <br />it does not appear a variance was granted for the previous barn located on the property, but the <br />storage building proposed is of a similar area. She did not think the proposal would have much <br />impact on the neighboring properties. Mr. Papotto asked if everything from the previous <br />structure would be removed, Mr. West said it would be. Ms. Patton did not think it was a <br />significant request and did not think it would have a great impact on the neighborhood. Mr. <br />Papotto agreed and pointed out that the lot size is close to the next step up in the chart which <br />would permit a larger structure. <br />Mr. Papotto moved, seconded by Ms. Patton, to approve the following variance for 21- <br />18495; William West; 4348 Lansing Drive: <br />1. A 10 ft. variance for rear yard setback of a deck attached to a dwelling; code requires 50 ft., <br />applicant shows 40 ft., Sections 1135.02(C)(4). See also 1135.06(D). <br />The applicant proposes to construct a deck that will be attached to the dwelling and also serve a <br />pool. Code requires that decks contiguous to the principal structure meet the required side and <br />rear required setbacks. The deck will be 40 feet from the rear property line, where 50 feet is <br />required. A variance for side yard setback of the dwelling was granted by the BZA in 1991; <br />therefore, while the deck is encroaching into the typical required side yard for a corner lot by five <br />feet, it is within the variance limits previously granted.
