Mr. Papotto asked if the proposed driveway is <br />about the same size of the existing gravel, Mr. Hegberg said it is. Mr. Allain asked if the owners <br />have considered consolidating the lots, Mr. Hegberg said the home touches all three of the lots so <br />the lots would not be split up in the future. Ms. Patton thought the request was reasonable since it <br />is needed for parking and would replace the existing gravel. Mr. Mackey agreed and thought it <br />was a practical solution for the home owner, Mr. Rahm agreed. A variance to enlarge a nonconforming dwelling that does not conform to all setback <br />requirements; code does not permit, Section 1165.02(B)(2). <br />Note: Dwelling is nonconforming in that the existing front setback is shown as 47 ft. where 50 ft. <br />is required in front yards. <br />The applicant proposes to construct a deck at the front entrance of the home which will project <br />into the required front yard. Code allows entrance features to project up to eight feet, the deck <br />would project 11 feet into the front yard, so a three-foot variance is required. Also, since the <br />home does not meet the minimum required setback, a second variance is needed to add to a <br />nonconforming dwelling where the addition does not meet the required setbacks. Mr. Fritz said <br />the previous porch for the home was in disrepair and removed. The deck is proposed in the same <br />area the porch was in. The house is 47 feet from the house so the porch would require the <br />variance to be built. Ms. Lieber thought it was a reasonable request to provide access to the <br />building.
