Mr. Skidmore leave a bri e f presentat i o n on the location othe proposed ArbN s. tic explained that <br />they cannot build on the lot where the current Arbv's is because the property is too small. The <br />current lot accommodates the building needs. <br />Mr. Wellen stated that they resolved the storm water issues that arose from the Planning & Design <br />Commission. -[hey have spent a lot of time fine-tuning the landscape plan that would be both <br />sustainable and provide adequate screening for the property. i_aw Director Gareau asked if the <br />property could be maintained until they start developing the lot. <br />Mr. War_ovich at 4792 Silverdale Road phoned in a concern regarding the new Arby's. Mr- <br />Papotto read the email that Ms. Jones sent summarizing the phone call. -John Wargovich at 479' <br />Silverdale Road, called today June 3- to express a few concerns regarding the new Arby's. <br />The current Arby's speaker is very loud and he can hear it from his property. lle is concerned if <br />the new speaker would hejust as loud and he expressed concerns regarding traffic when exiting <br />on to Silverdale Road" <br />Mr. Skidmore responded that he is not aware of what decibel level the current speaker box is set <br />at. The new menu boards will he facing away from residents in the first lane of the drive thm and <br />in the second lane of the drive thru the menus boards will be facing directly north. There will also <br />be a privacy Cence and landscaping and believes it will be less of an issue in the proposed layout <br />Regarding the traffic, the exit onto Silverdale is a one-wav exit only. The current Arbv's allows <br />ingress and egress traffic and it is closer to the traffic light which could make it more difficult for <br />cars getting in and out and with cars being stacked up waiting for the light to change. The new <br />proposed driveway on Silverdale is further north making it further away from the traffic signal and <br />Tess likely for backup in front. This will also be an egress exit. the reason for the egress onto <br />Silverdale is for safety and to benefit the customers who would want to eo east onto Lorain Road- <br />instead of having to cut across three lanes of traffic. <br />Mr. Wellert added that he checked the address of 4792 Silverdale and that home is on the west <br />side of Silverdale. The menu boards will be located further east then the current location and <br />approximately 60 -70 feet further distance from the residential area. <br />Mr. Papotto staled that he compared the variance requests from 2019 and today's and there were <br />only a dew changes a double drive-thri and the proposed trash enclosure is moved back closer to <br />the back comer. Where belore, it was closer to the building. <br />Law Director Garcau added that awhile back there was discussion on a deed restriction relative to <br />the back driveway usage. Mr. Wiles stated that he can provide a copy of the title agreement. lie <br />believes back in 201 5 the deed restriction was addressed. A small discussion was held do to the <br />deed. <br />Ms. Patton stated that the team has worked very hard to tr, and limit their variance requests <br />especially with such a unique property. Mr. Mackey agreed with Ms. Patton. lie added that they <br />have done their very best to accommodate arry concems and answered any questions from the <br />board. Mr. Papotto concurred and explained that there is a large amount of variance requests <br />
