Motion by Ms. Nader, second by Mr. Patton, to approve the conditional use permit for Brick <br />City Vapors provided that they re-evaluate the current percentage of sign allowance and <br />comply with the City of North Olmsted's signage code. <br />Motion Passed 4-0. <br />22-22887 Enterprise Holdines LLC; 27200 Lorain Rd <br />The property is zoned B-3 General Business. The proposal consists of a conditional use. <br />According to the City of North Olmsted Ordinance, 1118.13.0 Conditional Use Requirements: <br />Representative: Tony Cerny, 620 E. Smith Road, Medina. <br />Director Upton explained that the applicant is seeking a conditional use permit. The applicant was <br />also at the Building Zoning Board of Appeals meeting on September 12, 2022 and received a <br />variance for the foot candle lighting requirements from the hours of 7:00 AM to 7:00 PM. He <br />stated that Enterprise is proposing to relocate from their current location on Lorain Road to the <br />proposed location. <br />Mr. Cerny explained the project and included that the applicant is planning on minor renovations <br />to the existing building. On the east side of the building, two return lanes are being developed and <br />a drive thru garage will be built where the vehicles are washed and vacuumed. The outside <br />building will have minor modifications and the building will be painted in the enterprise color <br />schemes. It was also noted that the way the building sits they will be creating an entrance off the <br />southeastern corner of Dover Center Road <br />Mr. Olivos asked about the paint on the building. Mr. Cerny stated that they will be painting the <br />cmu on the building a moderate white as the main upper body color, the burgundy accents will be <br />removed and the existing burgundy canopies will be painted black. He also noted that the accent <br />squares in the masonry will be painted the same as the body color. <br />Mr. Olivos asked about the trash enclosure, Mr. Cerny answered that the dumpster enclosure will <br />remain and a new gate will be added. <br />Mr. Olivos asked about signage. Mr. Cerny answered that there are two signs proposed for the <br />building itself, one faces the south parking lot and one to the east onto Dover Center Road. He <br />continued that they are also proposing 12 feet tall small vertical pylons signs that will go out by <br />the road. Mr. Olivos asked if they had a sign package. Ms. Cerney explained that the proposed <br />signage is on the elevation drawings and that the sign company will come in for a separate <br />application for sign approval. He noted that what is shown on the drawings is accurate to what <br />will be on the building fagade as well as the placement of the pylon signs. <br />Ms. Nader asked if there was something in the code regarding painting masonry. Director Upton <br />answered that he was unaware but would look into the code for verification. <br />Mr. Olivos asked if they will be upgrading the mechanical system for the new garage. Mr. Cerny <br />answered no, the garage will have its own exhaust system and they will continue to use the split <br />furnaces. <br />
