?:.. <br />'Sik r v <br /> <br />each property owner is subject to charges for a proportionate share of the expense for maintaining the <br />common property held in the name of the Association. <br />(e) "One family cluster dwelling" means a building consisting of a single dwelling unit located <br />a planned harmonious arrangement of buildings and adjacent open space areas. <br />(f) "Attached cluster dwelling" means a building consisting of one-family dwelling units attacr <br />by common fireproof walls, each unit havmg at least two separate exterior entrances. <br />(Ord. 90-125. Passed 5-21-91.) <br />1136.04 PERMITTED BUILDINGS AND USES. <br />Buildings and land shall be used and buildings shall be erected, altered, moved and maintained in ; <br />SFC District only in accordance with the following: <br />(a) Main buildings and uses: <br />(1) One-family dwellings; and <br />(2) Common open space and recreation areas. <br />(b) Accessory buildings and uses: <br />(1) A private garage attached to or located in a one-family dwelling; open parking area; <br />and <br />(2) Gardens, fences, walls, pools and other recreation facilities on private and common <br />land. For purposes of this chapter, "recreation facilities" shall include golf courses <br />which may include thereupon clubhouses, administrative off'ice buildings, and golf <br />museums or golf halls of fame; provided, however, that no such building located or <br />golf course shall have a first floor area which exceeds 3,500 square feet or a height <br />which exceeds thirty feet, and further provided that no such building on a golf cour: <br />shall be located within seventy-five linear feet of any residential structure or within <br />forty linear feet of any lot line; and further provided that such buildings on golf <br />courses may share common parking areas with other buildings located on the golf <br />course so long as the parking requirements for all such buildings as provided for in <br />Chapter 1161 are met. (Ord. 2000-81. Passed 11-8-00.) <br />1136.05 AREA AND DENSITY REQUIREMENTS. <br />The following minimum requirements are established to guide and control the planning, <br />development, and use of land in a SFC District. <br />(a) Development Area. The mini.mum area to qualify for a SFC District development shall no <br />less than five contiguous acres. <br />(b) Development Area Density. The residential density of the entire development area shall nc <br />exceed six dwelling units per acre. <br />(c) Accessory Buildings. No accessory buildings, except private attached garages, commonly <br />owned recreation facilities, and buildings which are associated with or related to the operat <br />of golf courses as permitted and regulated by Section 1136.04, shall be pemutted in a SFC <br />District. <br />(d) Hei t. The height of any single family dwelling in a single family cluster development sh <br />not exceed two and one-half stories. The Planning Commission may, however, allow a he: <br />of three stories where topographic or other conditions warrant such height. <br />(e) Floor Area. The minunum floor area of any dwelling unit in a single family cluster <br />development shall be in accordance with provisions for one family dwellings in the A One <br />Family Residence District. <br />(Ord. 2000-81. Passed 11-8-00.) <br />1136.06 SINGLE FAMILY CLUSTER AREA - BUILDING A?RRANGEMENTS <br />AND SPACING REQUIREMENTS. <br />The design criteria set forth in this section for single family cluster areas is intended to provide <br />considerable latitude and freedom to encourage variety in the arrangement of the bulk and shape of buildin, <br />,..?.. . , ? ?
