Dwelling units in single family cluster areas may be arranged in variou <br />groups, courts, sequences, or clusters with open spaces organized and related to the dwellings so as to prol <br />and to form a unified composition of buildings and space. <br />Although latitude in design is provided and encouraged, buildings in a Single Family Cluster SFC <br />District shall be arranged and spaced in accordance with the following requirements: <br />(a) Each dwelling unit within a single family cluster area shall be setback a minimum of twent: <br />five feet from the nearest edge of street or sidewalk pavement. <br />(b) Dwelling units in a single family cluster area shall be setback not less than thirry-five feet <br />from any adjacent single family side lot line; fifty feet from any adjacent single family reax <br />line; and twenty-five feef from any common open space bounda.ry line. The Planning <br />Commission may, however, vary said setback distance if it determines that the intent of thi <br />Chapter will be adequately met. <br />(c) The minimum distance between detached single family units and buildings in a single famil <br />cluster area shall be ten feet. <br />(d) Not more than three single family cluster units may be attached in any building group. <br />(Ord. 90-125. Passed 5-21-91.) <br />1136.07 VEHICULAR ACCESS. <br />Each dwelling unit in a single family cluster development shall abut upon a street having a minimt <br />pavement width as determined by the City Engineer. Individual driveways serving each dwelling unit in a <br />cluster area shall have a minimum width of eighteen feet. <br />(Ord. 90-125. Passed 5-21-91.) <br />1136.08 IMPROVEMENTS. <br />All improvements in a SFC District shall be in accordance with the Subdivision Regulations of the <br />City of North Olmsted; and shall conform to all existing or future requirements of the Ciry Engineer and/o: <br />Council for plans and specifications with respect to the construction and material standards for all pavemen <br />and utility installations within the City. <br />Utility improvements within a single family cluster area in a single family cluster development nee <br />not be installed in a dedicated street right-of-way if approved by the Ciry Engineer. In all instances where <br />such improvements are not installed in a dedicated right-of-way, the owner shall grant permanent easement <br />the City, in a form satisfactory to the Engineer and Law Department, providing for access to the utilities b: <br />the city or other utility companies. <br />All utility improvements within a single family cluster development shall be installed underground <br />Streets within a single family cluster development may be offered for dedication to the City if approved by <br />City Engineer and Planning Commission. <br />(Ord. 90-125. Passed 5-21-91.) <br />1136.09 PARKING. <br />Two enclosed off-street parking spaces shall be provided for each dwelling unit in a single family <br />cluster development. <br />One additional guest off-street parking space shall be provided for each five dwelling units within <br />cluster area. <br />(Ord. 90-125. Passed 5-21-91.) <br />1136.10 PROCEDURES FOR SINGLE FAMILY CLUSTER DEVELOPMENT. <br />Subject to the requirements of this Chapter, a developer may submit to the Building Off'icial a site <br />plan of a cluster development area by filing copies in accordance with Chapter 1126. <br />(Ord. 90-125. Passed 5-21-91.) <br />1136.11 CLUSTER AREA SITE PLAN. <br />A site plan of the cluster area designed in accordance with the planning standards, regulations and <br />criteria established in this Zoning Code and the Subdivision Regulations shall indicate all uses proposed fot <br />the single family cluster development area, the location and arrangement of uses and shall include, unless <br />I
