Ordinance No. 2002-118 <br />Page 3 <br />Chapter 1137 with the exception that the height and story limitations imposed by Section <br />1137.05 be increased to <br />forty-five feet above grade level or four and one-half stories, whichever is lesser. <br />(2) Elderly housing. Including uses permitted in a Senior Residence District subject to the <br />same terms, conditions and <br />limitations imposed upon such uses by Chapter 1138. <br />(3) Cluster single family. Cluster developments as permitted and regulated by Chapter <br />1136 with the exception that they <br />shall not exceed forty percent (40 %) of the total development. <br />(c) Mixed Use District C. Any of the uses permitted in Section 1135.01(a) and (b) and <br />including the following: <br />Park administrative. religious and educational center and Professional uses. The following <br />uses shall be permitted: hospitals, medical clinics, nonmanufacturing development <br />laboratories, reseazch laboratories, academic and professional schools including religious <br />and educational centers which may be a combination of any or a11 of the above integrated <br />into an overall plan in such a manner as may be approved by the Planning Commission, <br />together with any other use which the Commission from time to time determines is in <br />keeping with the foregoing uses and is not injurious or offensive by reason of the emission <br />of odors, dust, smoke, gas fumes, vibrations or noise, and associated and accessory uses <br />to the foregoing uses. <br />(d) Mixed Use District D, In Mixed Use District D, the following uses shall be pernutted. <br />(1) Multiple dwellings. There sha11 be permitted only the multiple dwelling uses permitted <br />in a Multiple Residence <br />(Apartment) District subject to the same terms, provisions, conditions and limitations <br />imposed upon such uses by <br />Chapter 1137 with the exception that the height and story limitation imposed by Section <br />1137.05 be increased to <br />thirty-six feet above grade level or three stories, whichever is lesser. <br />(2) Elderly housing. Including uses permitted in a Senior Residence District subject to the <br />same terms, conditions and <br />limitations imposed upon such uses by Chapter 1138. <br />(3) Cluster single family. Cluster developments as permitted and regulated by Chapter <br />1136. <br />(4) Office building. Office Building District uses as permitted and regulated by Chapter <br />1141, with the exception that no <br />office building shall exceed in height the lesser of three stories or thirty feet above grade. <br />(5) Local retail. The following local retail uses for local or neighborhood needs shall be <br />permitted, but only as an ancillary <br />use to any of the uses set forth in subsections (d)(1) through (4) hereof. <br />A.
