<br />15 One Two and Three-FamilX.DwellingCode 1305.04 <br />(7) Sec. 114-Prefabricated Constxuction (Amendedi The Ohio Building Code <br />provisions as published in Chapter 4101:2-1-64 of #he Ohio <br />Administrative Code shall apply to and govern one, two and three-family <br />dwellings constructed of industrialized units, notwithstanding any <br />provisions to the contrary as containei in the One and Two Family <br />Dwelling Code adopted herein. <br />(8) Sec. 116.1-Record Muirocl. The permit holder or his agent shall post the <br />inspection record on the job site in an accessible and canspicuous place <br />when requ'ved by the building official in order to permit the required <br />entries. When it becomes possible the inspection record, which is <br />maintained on computer, will be made available by accessing the internet. <br />If the contractor has made prior arrangernents with the Building <br />Department, the need for posting ofthis at the job site will cease. The <br />purposes of this record are to augmerrt communication with contractors <br />and inspectors in the field. The officiai record is to be kept in the Building <br />Department offices. <br />(9) Sec. 304.1-Room Sizes (Amended). Every dwetling unit shall have at least <br />one habita.ble room which shall have not tess than 150 square feet of floor <br />azea. Other habitable rooms shall have an azea of not less than 70 square <br />feet. Every kitchen shall have not less than SO square feet of floor area. <br />The minimum wall length shall be: bedroom, 10 feet; kitchen 7 feet; and <br />dining raom, 8 feet. <br />(10) Sec. 309-Private Garage (Amended). <br />R-309.1 Attached Garages: Openings from a private garage directiy into a <br />roam used for sleepmg purposes shall not be pernutted. Other openings <br />between the gazage and residence shall be equipped with solid wavd doors <br />not less than one and three-quarter (1-3/4) inches in thickness or <br />equivalent having a fire resistance rating of not less than three quarter <br />(3/4) hour. The garage shall be completely separated from the residence <br />and its attic area by means of one-half (1/2) inch fire resistant gypsum <br />boazd or equivalent applied to the garage side. Garage and carport floar <br />surfaces shall be of approved noncombustible matenal. That area of floor <br />used for parking of automobiles or other vehicles shall be sloped to <br />facilitate the movement of liquids toward the main velucte eirtry doorway <br />or directed to a floar drain with an approved sand trap cannected to the <br />sanitary storm system. <br />(11) Sec. 309.2 Detached Garag,estAmended): <br />(a) Height• No detached garage shall be in excess af 15 feet in height <br />to the peak of the gable. <br />(b) Masonrv constroction. Masonry detached garages shall have <br />foundation and wall requiremerrts the same as set forth for one- <br />story dwellings in Chapter 4. <br />(c) Wood - Frame Construction. A one-stary garage, more than 15 feet <br />from a dwelling, built of wood frame construction, shall comply <br />with the construction requirement for one-story dwellings with the <br />following exceptions: <br />, <br />? ? ...?P . <br />, .?.? . ;?? . . .a. }. . .. _
