<br />1140.03 PERMITTED USES.
<br />In a Public Facilities Overlay District, in addition to uses permitted in the underlying
<br />zoning district, buildings and land may be used, and buildings may be designed, erected, moved,
<br />altered, or maintained in accordance with the following:
<br />(a) Main Buildings and Uses
<br />(1) Governmental, including Federal, State, County, and municipal
<br />administrative offices, town halls, post offices, and police and fire stations;
<br />(2) Civic, including public zoos, public libraries, museums, art or sculpture
<br />galleries, observatories, places for public assembly, monuments, memorials,
<br />cemeteries, and fairgrounds;
<br />(3) Educational, including nursery, primary and secondary schools, day care
<br />centers, and institutions of higher education;
<br />(4) Recreational, including parks, sports fields, playgrounds, lakes, beaches,
<br />pools, public gardens, and golf courses;
<br />(5) Transportation, including airports, heliports, train stations, and intercity
<br />intracity bus stations and garages, and automobile and/or vehicular parking
<br />facilities;
<br />(6) Welfare, including hospitals, clinics, health centers, trauma centers, child
<br />care centers, day care centers, nursing homes, and elder care facilities.
<br />(b) Accessory Buildings and Uses
<br />(1) Public parking areas;
<br />(2) Storage garages;
<br />(3) Residences for custodial and maintenance personnel;
<br />(4) Maintenance and heating facilities.
<br />1140.04 HEIGHT REGULATIONS.
<br />In a Public Facilities Overlay District, the maximum height for buildings shall be two (2)
<br />stories or twenty-four (24) feet.
<br />1140.05 AREA REGULATIONS.
<br />The parcel of land to be developed for a public facility use shall be sufficiently large in area
<br />to provide a proper setting for the development so that the main and accessory buildings shall not
<br />occupy more than twenty percent (20%) of the parcel, and accommodate the off-street parking
<br />and other accessory uses without impairing the character of the neighborhood or the enjoyment of
<br />use of adjoining properties.
<br />1140.06 YARD REGULATIONS.
<br />(a) Setback. The setback from any adjacent street or public way shall not be less than
<br />seventy-five (75) feet when adjacent to any residential district, and shall not be less than the
<br />required front yard setback for any other adjacent nonresidential district.
<br />(b) Side and Rear Yards.
<br />(1) Side yards shall not be less than fifty (50) feet wide, measured from the
<br />closest point of the building to any side line at an angle perpendicular to the side line, and
<br />rear yards shall not be less than seventy-five (75) feet, measured from the closest point of
<br />the building to the rear line at an angle perpendicular to the rear line.
<br />(2) In no case shall the side and rear yards for any building be less than twice
<br />the height of such building.
