? <br />1206.05 <br />a. <br />b. <br />c. <br />ORDINANCE NO. 69- Zm / ?.-' <br />PAGE 10 <br />Portions of any " Mixed Multiple Residence District " <br />within twenty ( 20 ) feet of any property which is zoned <br />for one or two-family Residence District shall remain <br />vacant and landscaped. <br />Yard s <br />Arranctement And Intent <br />The yards of multifamily and office buildings shall be <br />related to the plan of the dwelling units or offices within <br />the building as well as to yard requirements. Multifamily <br />buildings shall be arranged so as to assure privacy be- <br />tween adjacent buildings and intersecting wings of <br />buildings, from streets, parking spaces and recreation <br />areas. In order to encourage more attractive arrangements <br />of buildings and greater utilization of yards and the above <br />objectives, regulations are established as described below. <br />Front Yard Setback <br />The front yard setback shall be sixty ( 60 ) feet for garden <br />apartments, and seventy-five ( 75 ) feet for medium-rise <br />apartments and office buildings. <br />Minimum Distance From Side And Rear Lot Lines <br />A minimum distance between any multifamily dwelling, or <br />office building,or parts thereof in a development area and <br />any side, or rear line of said development area shall vary <br />according to the length and height of the building. ,Such <br />minimum distance shall be determined by the following <br />formulas : <br />Where land in the Mixed Multifamily I)istrict abuts one- <br />family dwellings or public recreational uses or agricultural <br />use excludinq commerical green houses: <br />L t H <br />Minimum Distance = A + <br />F <br />Where this district abuts any other zoning district : <br />L -i- H <br />Minimum Distance = A + F <br />2 <br />The elements of the formula are as follows: <br />A= 20 feet where the " L" is less than 50 feet <br />and the " H" is less than 30 feet. <br />In all other cases " A" shall be 50 feet. <br />L= length of the property line in feet, measured between <br />perpendicular lines to the property line where such <br />perpendiculars touch the extreme ends of the building. <br />H= height of building in feet. <br />F- division factor from the schedules below. <br />Buildings whose length ( L) is up to 100 feet and : <br />the height ( H) is up to 50 feet F= 5 <br />the height ( H) is from 50.1 to 100 feet F= 3 <br />Buildings whose length ( L) is from 100.1 to 250 feet <br />and :
