, a..? <br /> <br />CITY OF NORTH <br />ORDINANCE N0. <br />PAGE 3. <br />OLNiSTED <br />81- 132 <br />1202.03 Multiple Dwelling <br />There shall be permitted only the multiple dwelling uses <br />permitted in a Multiple Dwelling District subject to the same <br />terms, provisions, conditions, and limitations imposed upon such <br />uses by Chapters 1151 to 1163 of the Zoning Code. <br />1202.04 Class A Hi-Rise Residential and Class B Hi-Rise Business <br />0 ice an ro essiona as ermitte Uses. <br />Such Class B Hi-Rise will be permitted subject to the <br />following: <br />Ground coverage shall not exceed thirty-two (320) percent <br />of the area of any portion of a parcel devoted to Park <br />Administrative and Professional use. <br />Class A Hi-Rise and Class B Hi-Rise shall be subject to <br />the provisions of Chapters 1204 and 1205. <br />1202.05 Park Administrative Reli ious and Educational Center <br />an Pro essional <br />The following uses shall be permitted: Hospitals, medical <br />clinics, non-manufacturing development laboratories, research <br />laboratories, academic and professional schools including religious <br />and educational centers which may be a combination of any or all <br />of the above, together with Single Family or Two-Family residential <br />housing integrated into an overall plan in such a manner as may be <br />approved by the Planning Commission, together with any other use <br />which the Planning Commission, from time to time determines is in <br />keeping with the foregoing uses and is not injurious, obnoxious, <br />or offensive by reason of the emission of odors, dust, smoke, gas <br />fumes, vibrations or noise, and associated and accessory uses to <br />the foregoing uses. <br />In any portion of a parcel which is devoted to Park <br />Administrative, Religious and Educational Center and Professional <br />use or uses, conformity with the following standards shall be <br />required: <br />l. Parking shall be rec{uired of not less than one <br />sauare foot of offstreet parking space for each <br />square foot of rentable building area in the <br />determination of which the areas of washrooms, <br />mechanical equipment rooms, storerooms, corridors, <br />service rooms and the like shall be excluded. <br />2. Setb ack of each building shall be at least forty <br />(40) feet from any street within or adjacent to <br />the boundaries of the parcel. In this section, <br />street shall not include service areas, parking <br />areas, driveways, loading or unloading areas. <br />3, Any Single Family nr Two-Family residential structures <br />constructed within this di.strict need not be in can- <br />formity with the reauirements of Chapters 1157, 1159, <br />1161 or 1163, provided that the units are constructed <br />in accordance with an overall integrated plan appxoved <br />by the Planning Commission and are located an one lot.
