. . _ ? ? <br />? • <br />so given by the Lessee may, if the Lessee so desires, be so <br />considered as to provide that, as between any such mortgagee_ <br />or trustee and the Lessee, said mortgagee or trustee, upon <br />making good and performing any such default or defaults on <br />the part of the Lessee, shall thereby be subrogated to all <br />rights of the Lessee under the terms of this lease. <br />29. Subletting. Lessee shall have the right to sublet <br />for the specific purposes set forth hereinabove, all or any <br />part of the premises hereby demised, subject to the prior <br />written consent of Lessor, not to be unreasonably withheld. <br /> <br />30. Estoppel Certificate by Lessee. Lessee will <br />execute, acknowledge and deliver to Lessor, promptly upon <br />request, a certificate certifying that (a) this lease is <br />unmodif.ied and in full force and effect (or, if there have <br />been modifications, that the lease is in full force and <br />effect, as modified, and stating the modifications), (b) the <br />dates, if any, to which rent and other sums payable <br />hereunder have been paid, and (c) no notice has been <br />received by Lessee of any def ault which has not been cured, <br />except as to defaults specified in this certificate. Any <br />such certificate may be relied upon by any prospective <br />purchaser or mortgagee of the property or any part thereof. <br />31. Estoppel Certificate by Lessor. Lessor will <br />execute, acknowledge and deliver to Lessee or any mortgagee <br />of Lessee's leasehold interest, promptly upon request, a <br />certificate certifying (a) that this lease is unmodified and <br />in full force and effect (or, if there have been any <br />modifications, that this lease is in full force and effect <br />as modified,.and stating the modifications), (b) that the <br />dates, if any, to which rent and other sums payable <br />hereunder have been paid, and (c) whether or not, to the <br />? - 21 -
