<br />CITY OF NORTH OLMSTED <br />ORDINANCE N0. 85 -137 <br />PAGE 2 <br />provided that no non-resident help is employed for that <br />purpose, no trading or sale of inerchandise is carried on <br />upon the premises and no sign or other outward evidence <br />of the occupation is displayed on the premises. <br />(C) (1) A private garage detached from the dwelling provided <br />it is so located that no part of the same shall be <br />within twenty (20) feet of a dwelling on the same lot or <br />any adjacent lot or within five (5) feet of any property <br />line of the lot on which the same is located and further <br />provided that any garage or garages in combination with <br />any other detached building shall not exceed a total of <br />seven hundred fifty (750) square feet. <br />(2) A private garage, attached by a common wall within <br />the livable floor area of a dwelling or connected to the <br />dwelling by means of a covered or enclosed area, or a <br />carport, which, for the purpose of determining the <br />setback, rear and side yard requirements only, shall be <br />considered part of the dwelling. <br />(D) (1) A building detached from the dwelling used for <br />storage and commonly referred to as a tool shed, <br />constructed on land wherein the existing garage is <br />detached or where no garage exists subject to the <br />following specifications: <br />Rear Lot Size Shed Max. Combined Garage & <br />Floor Area Shed Floor Area <br />2,000 - 4,500 Sq. Ft. 80 Sq. Ft. 570 Sq. Ft. <br />over 4,500 Sq. Ft. 100 Sq. Ft. 750 Sq. Ft. <br />(2) A building detached from the dwelling used for <br />storage and commonly referred to as a tool shed, <br />constructed on land wherein the existing garage is <br />attached as specified in 1151.05C(2) hereof subject to <br />the following specification: <br />Rear Lot Size <br />2,000 - 4,000 Sq.
