-~, <br />(a) access to and from the Easement Area as Grantee <br />drams necessary to facilitate or to exercise its <br />easement rights under (a) and (b) immediately above. <br />Grantor, however, reserves the right and privilege to us• and <br />enjoy the Easement Area !or all lawful purposes, subject to <br />Grantee's sasamant rights hereunder= provided, Grantor's use or <br />enjoyment o! the Easement Area does not interfere with (i) <br />Grantee's Easement rights hereunder, (ii) Grantee's use, <br />occupation or enjoyment o! the Easement Araai or (iii) Grantee's <br />facilities in, on, or under the Easement Area. rant or shall <br />have the right to landscape the Easement Area, provided that such <br />landscaping does not interfere with Grantee's use, enjoyment or <br />occupation o! the Easement_Area or Grantee's facilities in, on or <br />under the Easement Area. Grantor shall not construct any <br />building, structure, improvement or obstruction in, on, or under <br />the Easement Area and Grantor shall not altar in any way the <br />topography or grade elevation of the Easement Area. If Grantor <br />violates any of the restrictions stated above, Grantee, without <br />notice to Grantor, can take whatever action Grantee deems <br />necessary or appropriate to remove any structure, improvement or <br />obstruction improperly placed in, on, upon or under the Easement <br />Area or to correct any improper alteration of the topography or <br />grade of the Easement Area, at Grantor's cost and expense. <br />
