related to limited engagement activities at the North Olmsted Recreation Center. This includes, but is not limited to, the Ice Skating Show in May of 2012. Upon two (2) weeks notice to Lessee, Lessee shall temporarily remit the leased space to Lessor by removing all vehicles until the activities are completed. Activities shall not exceed four (4) days. Those tentative dates are identified on the attached Exhibit B. Additional dates maybe added to the list, provided compliance with the notice requirement herein. Lessor will reasonably accommodate Lessee by providing additional temporary on-site space to locate vehicles during any period of displacement, if such space is available. Lessor agrees that it shall not unreasonably impeded access to the leased space by Lessee in any manner, including snow removal. Lessor shall provide snow removal services in the manner and fashion customary for the removal of snow from the parking field at the Recreation Center. Nothing in this lease agreement shall require Lessor to provide additional snow removal service apart from that which is provided to the balance of the parking field not otherwise designated as the leased space. Nothing herein shall be construed as a limitation upon Lessee to provide, in its sole discretion, snow removal service to the leased space or private drive, at its own cost. Section III Term of Lease This lease shall be fora twelve month term beginning on the day of , 2011, and ending on the day of , 200 _. The lease may thereafter be extended on a monthly basis upon agreement of Lessor and Lessee. For purposes of such agreement, the Mayor is hereby designated as the official of Lessor with authority to agree to such extensions. Lessee may terminate this lease at any time by providing Lessor thirty (30) day advance written notice of Lessee's intention to do so. This Lease is conditioned upon Lessor obtaining approval from the City of North Olmsted and commencing the renovation and construction of buildings and appurtenant structures on or about 26100 Lorain Road, North Olmsted, Ohio. In the event that Lessor fails to obtain final approval from the City of North Olmsted City Council or, upon approval by City Council, fails to acquire building permits and undertake construction at 26100 Lorain Road, North Olmsted, Ohio within ninety (90) days after approval by City Council, then this lease shall terminate and be void and of no effect. Section IV Rent Lessee agrees to pay Lessor monthly rent during the term of the Lease as follows: Seven Hundred and Fifty Dollars ($750.00). Rent shall be due and payable on or before the fifth day of each month in advance. Section V
