Insurance -Liability <br />Lessee is solely responsible for any and all damage, including theft and vandalism, to any <br />vehicle located on the leased space and does hereby release Lessor from any liability arising there <br />from. Lessee acknowledges that the leased space is not monitored or under camera surveillance. <br />Lessee acknowledges that it is solely responsible to provide, at its own cost, security to protect its <br />own leased space and vehicle inventory located thereon. <br />This limitation of liability shall not apply to damage caused to Lessee's vehicles on the leased <br />space by Lessor's agents or employees when such damage arises by virtue of the negligent operation <br />of Lessor's vehicles. This includes, but is not limited to, snow removal operations. <br />Lessee agrees to indemnify and hold Lessor harmless from all injuries, loss or damage of any <br />kind to it or North Olmsted Recreation Center employees, patrons, guests or invitees arising in any <br />way from the operation of vehicles by Lessee's agents or employees on, to or from the leased space. <br />Section VI <br />Assignment and Sublease <br />Lessee agrees that it will not assign or sublet the leased space, or any portion of the premises, <br />or permit others to occupy it, without Lessor's written consent. <br />Section VII <br />S_ inns <br />Lessee agrees that it will not put up any signage on the leased space or on or in vehicles <br />located thereon. <br />Section IX <br />Return of Leased Space at Termination <br />Lessee agrees to deliver the leased space to Lessor at the end of the Lease term or of any <br />extension of the Lease term, without further demand or notice, and in as good order and repair as it is <br />now or may in the future be put in, allowing for reasonable wear and tear. <br />Section X <br />Lessor's Right To Terminate upon Lessee's Breach <br />3 <br />
