Item Two. Rent. In consideration of Lessee's promise to reside upon and caze for the said <br />real property priar to demolition of the buildings on the Property, and furkher to maa.ntain the <br />Pxoperty and pay all insurance obligations regarding the Property as hereinafter set forth, Lessee shall <br />pay to Lessoz no ($0.00) rent for the term of this T,ease. However, upon expiration of Lessee's <br />tenancy upon the Property, should Lessee fail or refuse to vacate and timely surrender the Properly to <br />Lessor, then Lessor shall be entitled to recover from Lessee the reasonable rental value of the <br />Froperty for any such period of time. The parties expressly agree that the reasonable monthly renfal <br />value for the Property is One Thousand Two Hundred Dollars ($1,200.00). <br />Item T'hree. Use, Maintenance and Salvag,e Rights. Lessee agrees to use the leased premises <br />only as a personal residence, and to not assign this Lease or sublet the premises. Furtber, Lessee <br />agrees that he shall not alter or make additions to the leased premises withaut the Lessor's prior <br />written consent: Further, Lessee agrees he shall not do or permit any act or practice injurious to the <br />leased prennises or which may unreasonable disturb neighboring residents. Lessee may exercise any <br />and all reasonable salvage rights upon the leased Premises prior to the termination of the Lease and <br />prior to the deadline for surrender of Premises on March 1, 2013. Lessor may provide Lessee with <br />access to Premises and opportunity to exercise salvage rights after the Premises have been <br />suxrendered to Lessor and after the Lessee has vacated the premise and before actual demolitian <br />cornmences. Lessee shall not hold over on possession of the Premises in order to exercise salvage <br />rights but shall vacate and surrender the Premises to Lessor on or before March 1, 2013, subject to <br />re-entry for salvage prior to commencement of demolition. <br />Item Four. Utilities. Lessee agrees that he shall pay all charges for utilities which serve the <br />leased premises and which are incurred during the term of this Lease. Said utilities include, but are <br />not limited to, electricity, gas, water, sewer, and tetephone services. Lessee agrees that he shall <br />maintain the accounts in his own nam.e with each such utility service for payment of sezvice used. <br />Item Five. Real Estate Taxes and Assessments. Lessee and Lessor agree that payment of the <br />real estate taxes for and any assessments against the leased premises shall be paid and/or prorated in <br />accordance with the terms and conditions of the Purchase Agreement by and between the parties and <br />that real estate taxes and assessments shall not be governed by the term of this Lease. Said Purchase <br />Agreement generally provides that the Seller/Lessee is and sha11 be responsible for real estate taxes <br />and assessmenfi until the Closing date, as determined and computed by Escrow Agent. Thereafter, <br />such real estate taxes and assessment are and shall become responsihility of the Buyer/Lessor. The <br />Lease term may commence prior to said Closing date and the Lease may continue after said date. <br />Item Six. Insurance. Lessee agrees that he shall continue to carry properry and casualty <br />insurance on the leased premises during fihe term of this Lease. Lessea fuxther agrees that he shall <br />carry contents insurance for all of his personal properry kept at the leased prernises. Finally, Lessee <br />agrees that he shall carry liahility insurance on the leased premises with limits of not less than <br />$1,000,000.00, nanaing Lessor as an additional insured. Lessee shall be responsible for obtaining <br />such Certificate of Insurance and providing same to the Lessor. Lessee's failure to obtain and <br />2
