CITY OF NORTH OLMSTED <br />ORDINANCE N0. 79-139 <br />PAGE 10. <br />(4) The Building Commissioner (or Council or <br />Planning Commission) may authorize a variance <br />irorn these regulations w}ien undue hardship may re- <br />sult from strict compliance. In granting any <br />variance, the Building Commissioner (or Council or <br />Planning Commission) shall prescribe only conditions <br />that he (it) deems necessary or desii•able for the <br />public interest and finds that there are special <br />circumstances or conditions affecting said nroperty <br />such that the strict application of the provisions <br />of t}iis Ordinarice would deprive the applicant of <br />the reasonable use of his land. <br />(D) Paving. <br />(1) All streets shall be paved with eight inch <br />(8") reinforced concrete pavement; shall have <br />integral curbs; shall have a minimum width of <br />28 feet (28') measured from back of ciirb to back <br />of curb; shall be constructed in accordance with <br />the current State of Ohio, Department of Trans- <br />portation, construction and material specifications, <br />Item 451 reinforced Partlarid cement concrete pavement. <br />(2) Areas other than residential: Nine inch (9") <br />reinforced concrete pavement with barrier curbs, <br />and shall have a mini.mum width of 28 f_eet (28') <br />measured from the inside face to inside face of curbs. <br />(3) For all areas regardless of the type of zoning <br />where the proposed pavement width from back of curb <br />to back of curb exceeds thirty-two feet (32'), the <br />minimum lane width shall be eleven feet (11') <br />except that the Council of the City of North Olmsted <br />may require wider lane widths to conform to the <br />volume and type of traffic. <br />(4) Sidewal'xs. Concrete walks shall be five feet <br />(5') wide, four inches (4") thick except at <br />driveways where the thickness shall be six inches (6"). <br />Wire mesh, 6" x 6", No. 10 minimum, shall be nrovided <br />and used throughout the entire length of the sidewalk. <br />(5) Dr•iveway aprons shall 'nave a minilnum tiiickness <br />of six inches (6") for residentiai and eight inches <br />(8") for commercial and shall be flared toward the <br />street a minimum of three feet (3') wider on each <br />side of the driveway. bVire mesh, 6" x 6", No. 10 <br />minimum for residential and 6" x 6", No. 4 for <br />commercial, shall be provided and used. <br />(6) Trees shall be planted according to the Master <br />Tree Plan specified by the Director of Fublic Service <br />on file at North Olmsted City Hall, and <br />(7) The City Engineer nas the authority to waive <br />or increase the above improvement requirements when <br />authorized by the Council of North Olmsted. <br />Al1 construction work required by the developer shall <br />be done in the presence of a City Inspector, under <br />the supervision of the City Engineer.
