.... . , .. . . . dN?.rc,a . . ....:.. . ....... <br />. .. ? ? <br />CITY OF NORTH OLMSTED <br />ORDINANCE N0. 79- 139 <br />BY: ,,. 2"--4 <br />AN ORDINANCE ESTABLISHING REGULATIONS <br />FOR MAJOR AND MINOR SUBDIVISIONS WITHIN <br />THE CITY OF NORTH OLMSTED, AS AA?FNDED. <br />WHEREAS, it is the desire of this Council to amend the method <br />whereby subdivisions are established in the City of North Olmsted, <br />and <br />WHEREAS, it is the desire of this Council to establish what <br />will be hereinafterknown as a minor subdivision, the regulations of <br />which shall be less stringent than that for a major subdivision. <br />NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF <br />NORTH OLMSTED, COUNTY OF CUYAHOGA AND STATE OF OHIO: <br />SECTTON 1: That there is hereby established various rules <br />and regulations for the subdivision of land within the City of <br />North Olmsted, which rules and regulations are as follows: <br />CHAPTER 1000 SUBDIVISION OF LAND <br />1000.01 DEFINITION <br />"Subdivision" means a division of any parcel of land shown <br />as a unit or as contiguous units in the current records of the County <br />Recorder into two or more lots, parcels, sites, or other division of <br />land, anyone of which is five (5) acres or less, for the purpose, <br />whethe.r immediate or future, of transfer of ownership, including: <br />(a) "Minor Subdivision" which means the proposed <br />division of a parcel of land along an existing public <br />street not involving the opening, widening, or extension <br />of any road or street, and involving not more than five <br />(5) lots, and <br />(b) "Major Subdivision" which means a division of <br />a parcel into two (Z) or more lots when such subdivision <br />involves the opening, widening, or extension af ar.y <br />street or the granting of easements for the extensian <br />and maintenance of sewer, water, storm drainage, or other <br />facilities. Any division of a parcel into more than <br />five (5) lots is a"major subdivision". <br />A division of land into parcels of more than <br />five (5) acres for agricultural purposes not involving <br />new streets or easement of access or a division, sa1e, <br />or exchange of parcels between adjoining lot owners, <br />or such exchange does not create additional building <br />sites, shall not be considered asubdivision. <br />1000.02 MAJOR SUBDIVISIONS - PROCEDURAL REQUIREMENTS <br />(a) Any developer who desires to present a major <br />subdivision to the City shall make application to the <br />City Engineer. The City Engineer shall supply the <br />developer with all the rules and regulations of the <br />Planning Commission of the City of North Olmsted, as <br />well:as any pertinent ordinances dealing with the <br />subdivision of land. Any person submitting a proposed <br />subdvision shall submit with his application a preliminary <br />map and vicinity map, a typogranhic map, a plat, improve- <br />ment plans, and other necessary documents, such as ease- <br />ments and title insurance documents.
