_.... . ,.,_.. ...... .i ._._ .... . ...... . . . . ...,. . . . . ........ ........ ....._ .. . . . . . . <br />? ,?...?... ^?, <br />CITY OF NORTH OLMSTED <br />ORDINANCE N0. 79- 139 <br />PAGE 9. <br />1000.10 GENERAL PROVISIONS <br />(A) Any easements required by either a major or minor <br />subdivision shall be described in a separate document, <br />reciting in detail the right of construction, maintenance <br />and entry land. The easements are to be reviewed by the <br />City before recording. Easements are to be provided-for <br />all improvements, drainage ditches and swales not located <br />in a public street. The easements shall be shown on the <br />plat. The utility company, if applicable, and the City <br />shall be the Grantees. <br />(B) The following improvements are reauired for all <br />subdivisions (minor or major): sanitary sewers and <br />connections; storm sewers and connections; water mains <br />and connections; paving; sidewalks; driveway aprons; trees; <br />finish grading; street signs; and any appurtenances to the <br />foregoing improvements. <br />Before construction of the improvement begins, a <br />performance bond insuring the completion of the improvement <br />shall be posted with the City of N6rth Olmsted by the developr <br />equal to at least 100% of the approved estimate of cost of <br />construction of the sewer, water, paving and sidewalk improve- <br />ments. <br />(1) Sanitary sewers and connections shall be <br />vitrified clay pipe, American Society fox <br />Testing Specifications C-200 with joints having <br />resilient properties as specified in A.S.T.M. <br />C425-60T. The sanitary connection shall be six <br />(6) inches or larger. The depth of the sanitary <br />sewer shall be such that the sanitary connection <br />can discharge by gravity into said sanitary sewex. <br />Where this is not possible, basementless homes only <br />will be permitted. Lots to be used for basementless <br />homes shall be noted on the plat. (65-64) <br />(2) Storm sewers and connections shall be vitrified <br />clay pipe with joints as specified above or rein- <br />forced concrete pipe with rubber type gasket joints <br />as specified in A.S.T.M. C-433-60T. Minimum size <br />storm sewer connections shall be six inches (6"). <br />The storm sewers shall be sized to provide for <br />storm drainage from the tributary area (65-64) <br />Corrugated metal <br />filled, (known as <br />in ditches. All <br />type with rubber <br />wide. (65-64) <br />pipe with interior corrugations <br />Smooth-Flo Pipe) may be used <br />joints shall be of the rod and lug <br />gaskets twenty-four inches (24") <br />Culverts and bridges across dedicated streets shall <br />be constructed by the developer. <br />Major drainage ditches passing through the proposed <br />subdivision shall be improved as necessary. If a <br />ditch is relocated, a plan shall be submitted for <br />approval. All ditches passing through a proposed <br />subdivision for which the City Engineer determines <br />the culvert size to be 54 inch diameter circular <br />pipe or equivalent, or less, shall be completely <br />culverted through the subdivision. For pipe sizes <br />between 54" and 72" inclusive, the developer shall <br />negotiate with the City for installation of same. <br />Ditches reQuiring in excess of 72" culvert may <br />remain open, but Council, upon the advice of the <br />City Engineer, is hereby empowered to reauire said
