LEONARD DERIN agrees to purchase the following described ;property from the designated Sellers as hereinafter provided: A PORTION OF RESIDENTIAL AND COMMERCIAL PROPERTY CONTAINED WITHIN PERMANENT PARCEL NO. 232-33-22, OWNED BY LORAIN 260 PARTNERSHIP, CONTAINING 0.745 ACRES OF COMMERCIALLY ZONED LAND AND 0.579 ACRES OF RESIDENTIALLY ZONED LAND, AND FURTHER DESCRIBED AS FOLLOWS: ` Situated in the City of North Olmsted, County of Cuyahoga and State of Ohio and being known as part of Original Dover Township Lot No. 7 and bounded and described as follows: Beginning at an iron pin in a monument box found at the intersection of the centerline of Canterbury Road, 60 feet wide and the centerline of Lorain Road, 80 feet wide; Thence North 68° 27' 40" East along the centerline of Lorain Road, a distance of 697.34 feet to the Southeast corner of land conveyed to the Chrysler Realty Corporation in Volume 12155, Page 805 of Cuyahoga County Record of Deeds and the principle place of beginning; Thence continuing North 68° 27' 40" East along the center- line of Lorain Road, a distance of 77.16 feet to a point; Thence North O1° 05' 20" East, a distance of 499.92 feet to a point; Thence North 88° 54' 40" West, a distance of 347.88 feet to a point; Thence South Ol° 06' 40" West and parallel with the center- line of Canterbury Road, a distance of 145.03 feet to the Northwest corner of land so conveyed to the Chrysler Realty Corporation; Thence North 68° 27' 40" East along the Northerly line of the Chrysler Realty Corporation and parallel with the centerline of Lorain Road, a distance of 300.00 feet to the Northeast corner of land so conveyed to the Chrysler Realty Corporation; Thence South O1° 06' 40" West along the Easterly line of land so conveyed to the Chrysler Realty Corporation and parallel with the centerline of Canterbury Road, a distance of 500.00 feet to a point and the principle place of begin- ning; Containing within said bounds 1.395 Acres of land, of which 0.071 Acres lay in Lorain Road right-of-way, 0.745 Acres lay in Commercial Zoned land and 0.579 Acres lay in Residential zoned land, to be the same more or less but subject to all legal highways as surveyed by J.
