Public Hearing 4-27-70 <br />Page -8- <br />Mr. West replied that is right but there is nothing in the maps of that property <br />right now being held for a street opening and generally if there is a lot that <br />the City or developer requests to be allocated for a roadway it has to show on <br />the plat and this has not been done. <br />Mr. Bennett-,questioned if sublot #32 has not been held for a roadway going up <br />into that vAcant land. He was made to understand that it was held for an opening <br />to the undeveloped land which at that time was residential. <br />Mr. West ked Mr. DiBenedetto who said the lot was reserved for sewer purposes, <br />but at oneme it was originally reserved for a street. Mr. Bennett stated <br />they could put a street down through Pine Ridge. President 0'Neill answered <br />that at this point, yes but it would have to be rezoned. <br />Mr. Bloomfield asked if the trucks are going to be permitted to go down Dover <br />Road or are they going to have to turn sotith to Lorain and onto the turnpike. <br />Mayor Christman replied the sensible application would be no through trucks on <br />there. There would be trucks to make deliveries to the commercial area. Right <br />now there are supposed to be no through trucks on Dover and this aspect should <br />be maintained. <br />Mr. F. Sharp, Pine Ridge Estates, asked what is the purpose - feels'it is for <br />profit. He spoke to 50 or 60 people in Pine Ridge who are definitely against <br />this; feels the developers are giving people a tax burden in maintaining this. <br />He stated we need taxes for sewers and schools and we do not need taxes to help <br />some builder profit. He then questioned specifications of Dover and Lorain Road <br />in regard to construction; also he spoke to Service Director two weeks ago <br />about stretch from Canterbury to Dover. He was told there are not enough funds <br />to keep resurfacing it. Feels if we can't maintain this little bit, how can we <br />maintain more. In answer to one of his question, Mr. Karhan replied the con- <br />struction of roads are whatever the State and County standards were at the time <br />they were built. <br />Mr. West said problem with Lorain in that area is the street has bricks underneath, <br />asphalt under it, and have finally convinced the State to make this right we have <br />to start all over again by taking out what is there and putting in a concrete road. <br />This is what it will be a concrete road built to today's specifications. He also <br />stated last year a new process which the State recommended was put on and same did <br />not hold up, so now we have to look at what else can be done. <br />Mr. J. Salvatori, Ashbury Park, is opposed to this. Feels Pine Ridge very nice <br />subdivision - fearful of all types of people filtering into neighborhood which <br />he does not have now, and feels it should be maintained as Class A Residential. <br />Also feels if business goes in there, it will devalue the properties. <br />Mrs. L. Zuckworth, Park Ridge, is opposed because of children trying to crass <br />streets; wants to raise her children away from commercialization. <br />Mr. Stropko, address not given, wanted to know definition of North Olmsted Code <br />as to Retail Business General, and asked about height limitations. President <br />cw-l 0'Neill read definitions. He also asked if this is rezoned commercial are we <br />assured the developers will put road in. Mr. West stated we have a letter from <br />a11 developers committing themselves. Mr. Kitchen replied prior to rezoning <br />he would have more than just a letter - he would have a binding contract. <br />
