Council Minutes of 4/1/97 <br />a. High Tech Pools at 31333 Industrial Parkway. The original proposal as approved was <br />to construct the building in one phase. High Tech came in with a revised proposal to <br />construct the building in two phases and to construct the proposed common watt between <br />the building phases entirely out of sheet metal material. The Planning Commission <br />approved the revised proposal to construct the building in two phases, disapproved the <br />revised part of the proposal to redesign the west wall, which would be the fire wall, <br />entirely out of sheet metal. The Planning Commission required the west wall to be <br />constructed out of the split-faced brick as originally presented. The BZD Committee <br />approved the revised proposal of High Tech Pools as modified by the Planning <br />Commission. Mr. Musial moved that Council approve the revised proposal of High Tech <br />Pools as modified and approved by the Planning Commission. The motion was seconded <br />by Mr. Nashar and unanimously approved. <br />b. La-Z-Boy at 25410 Lorain Road, a revised proposal to construct a building on the site <br />formerly occupied by both Long John Silvers and BP Car Wash. The proposal has been <br />heard by the necessary boards and Planning Commission. The main issues involved an exit <br />onto Root Road, draining/water retention, potential EPA overview of any contamination <br />from BP and a plat assembly to be approved by Planning Commission. The proposed <br />building and landscaping appears to be a very attractive addition to this site. Final <br />determination of the Planning Commission was to allow the exit on Root Road. The Fire <br />Department had no difficulty with this because there is an existing fire hydrant right across <br />from this exit. The BZD Committee approved the proposal. Mr. Musial moved that the <br />revised proposal of La-Z-Boy be approved conditioned on the city receiving a letter from <br />the EPA stating that the site is contamination-free, that the plat assembly be approved by <br />the Planning Commission, that all damaged curbing along Lorain Road, as well as the <br />curbing where the existing aprons are to be removed, to be replaced with the replacement <br />being full depth, that all damaged sidewalks and/or curb ramps be replaced, that the Swale <br />near the rear property line direct water runoff to yard drains, that water runoff not be <br />permitted to cross property lines, that the grading plan be revised to correct an apparent <br />error in the contour line near the front entrance, and further subject to the <br />recommendations of the Planning Commission, Architectural Review Board and Board of <br />Zoning Appeals and approval of the Engineering Department. The motion was seconded <br />by Mr. McKay and unanimously approved. <br />c. Paletta's Auto Trim at 30514 Lorain Road. This is a proposal to construct an addition <br />to an existing building by extending the current building 30 feet to the west, same depth, <br />and refurbishing the existing building. The proposal received extensive discussions in the <br />area of aesthetics, type of material to be used, colors and landscaping and was approved <br />by the Planning Commission, Board of Zoning Appeals and Architectural Review Board. <br />The BZD approved the proposal. Mr. Musial moved that the proposal of Paletta's Auto <br />Trim be approved subject to the recommendation of the Planning Commission, <br />Architectural Review Board, Board of Zoning Appeals, approval of the landscaping plan <br />and subject to site development and drainage plans as approved by the Engineering <br />Department. The motion was seconded by Mr. Nashar and unanimously approved. <br />4 <br />
