Council Minutes of 4/1/97 <br />d. Radisson Hotel proposal to construct an addition to the hotel at 25070 Country Club <br />~,,, Boulevard, involving additional rooms and a roughly 5,000 square foot banquet facility. <br />The amendment to the corporate center preliminary land use plan was previously <br />approved. These plans involve the actual building, drives, landscaping, parking and <br />loading areas. The number of loading areas was requested to be reduced from three to <br />two, thus involving a variance which was approved by the Board of Zoning Appeals on <br />February 13, 1997. The Police Department and Fire Department had no objections to the <br />final plans. The developer is working with the city landscaper on the final landscaping <br />plans. The BZD approved the proposal. Mr. Musial moved that the proposal of Radisson <br />Hotel be approved to construct an addition to the Radisson Hotel, subject to the site <br />development and drainage plans being approved by the Engineering Department, that the <br />land assembly plan be approved by the Planning Commission, that sidewalks be added <br />from the property line on Great Northern Boulevard to a little beyond to the east of the <br />access drive on County Club Boulevard as further set forth by the Planning Commission <br />and further subject to the recommendations of the Planning Commission, Architectural <br />Review Board, Board of Zoning Appeals, Engineering Department and the Building <br />Department. The motion was seconded by Mr. McKay and unanimously approved. <br />e. Hollywood Video, 4692-4678 Great Northern Boulevard. The plan is to take over <br />space at the end of the Rini-Rego store complex which is currently occupied by three <br />tenants. The plan is to recreate the front of the building with a new facade in the form of a <br />mountainscape. The proposal had extensive reviews by the Architectural Review Board <br />and Planning Commission and was reviewed by the Board of Zoning Appeals. The result <br />of these reviews indicate that the awning of the sign is to be a solid red matte finish. The <br />filmstrips are to be removed and the sign is to wrap around the end of the building for at <br />least 8 feet. Variances on the total sign area of 187.5 square feet and a 3.5 foot vertical <br />variance for this building wall sign was approved by the Board of Zoning Appeals, and <br />further that the signage is exempt from the ordinance pertaining to non-conforming signs <br />which are to be removed on January 1, 1998. Further, that the facade is to be removed <br />when and if Hollywood Video vacates the premises. The BZD Committee voted to accept <br />the revised proposal of Hollywood Video. Mr. Musial moved to approve the revised <br />proposal of Hollywood Video subject to the recommendations of the Architectural <br />Review Board, Planning Commission and Zoning Board of Appeals. Mrs. Saringer asked <br />why this sign would be exempt from the sign ordinance. Mr. Musial explained that it was <br />the determination of the BZD that the sign was located back from Great Northern <br />Boulevard and will be positioned on the facade of the building. The motion was seconded <br />by Mr. Nashar and unanimously approved. <br />f. Ryder Truck Rental, 24769 Lorain Road, a proposal that a truck rental business be <br />determined to be a like and similar use to a permitted use in a General Retail Business <br />District. They will be opening up a packaging store along with a truck rental store. The <br />Planning Commission voted to approve the proposal with provisos that any truck parking, <br />which is limited to four, shall be located in the extreme back end of the existing business <br />complex. The BZD approved the proposal. Mr. Musial moved that the proposal be <br />~' approved with the recommendations of the Planning Commission, and including that there <br />5 <br />t_ <br />
