Council Minutes of 8/4/98 <br />c. Douglas T. Fischer, NCARB (Donato's Pizza), 26170 Lorain Road. This is located at <br />~,= the corner of Canterbury and Lorain, formerly a Citgo gas station. That site presently is <br />abandoned. The proposal calls for the construction of a pizzeria with apick-up window. <br />The window will not be equipped with adrive-through speaker but will merely serve as a <br />means to present pizzas to those who drive up without exiting the vehicle. A 6 foot <br />privacy fence will be constructed along the northern property line to shield residents from <br />car lights as people exit the parking lot. Building materials incorporated into the project <br />are brick veneer with an E.F.I. S. band along the top of the building. The committee <br />believed that brick veneer on the entrance columns would be esthetically pleasing and <br />more durable, indeed this recommendation was made earlier at a Planning Commission <br />meeting. The committee unanimously recommended approval subject to the condition <br />that the proposal incorporate the brick veneer on the columns on the ground to the <br />Hartford E.F.I. S. band located at the top of the building. The veneer brick that would be <br />added will be the same color as the upper E.F.I. S. band which is demonstrated on the <br />renderings. Subject to those conditions and criteria, as well as the conditions and criteria <br />of the boards and commissions of the City of North Olmsted, Mr. Gareau moved to <br />approve this project. The motion was seconded by Mr. McKay and unanimously <br />approved. <br />d. Vienna Woods Subdivision Number 4: improvements and grading plans. The proposal <br />was to subdivide sublot A of the Vienna Woods lot split into 12 residential lots. This is <br />the final phase of the Amber Oak subdivision located east of Woodside and south of <br />Gessner. Zoning is C Residence Single entirely, and the proposal conforms to the Zoning <br />Code requirements for area and frontage. There was no input or suggestions or comments <br />from residents. Upon a presentation by the developer, the committee reviewed the same <br />and unanimously recommended approval. Mr. Gareau moved to approve the Vienna <br />Woods Subdivision Number 4 proposal. The motion was seconded by Mr. Miller and <br />unanimously approved. <br />e. All Tune and Lube, the old Ziebart location at 5242 Porter Road. All Tune was <br />represented by Mr. Bob Fletcher. This is a return from a temporary use permit that was <br />granted to All Tune on February 25, 1997 to operate an auto repair business. Upon <br />exploring the matter and looking into it further, it was discovered there have been no <br />objections before the Planning Commission. There have been no objections from the <br />residents in the area, and we find that for the most part All Tune and Lube has been a <br />quality neighbor in that neighborhood. The committee unanimously recommended <br />approval. Mr. Gareau moved that Council approve the conditional use permit on a <br />permanent basis for All Tune and Lube. The motion was seconded by Mr. McKay and <br />unanimously approved. <br />f. Ordinance No. 98-36, an ordinance creating a new and revised Section 1163.12 of the <br />Zoning Code of the City of North Olmsted in order to permit businesses to be identified <br />on permanent pylon and ground identification signs in business areas containing more than <br />one building and business buildings containing more than one business unit.
