Council Minutes of 2/2/99 <br />extended lot is simply to split the lot at the current zone line. Council had no <br />objections after discussion. It was determined with the input of the Engineering <br />Department that no Councilmanic action would be required on this matter. <br />• KJMC, Incorporated, 31269 Bradley Road, AKA Fortney & Weygandt, with a <br />proposal to add a 4,224 square foot addition to a two-story office building. It was <br />noted and pointed out by the developer that all building materials and exterior <br />finishes will match the existing building. Additional parking spaces needed will be <br />curbed as per the code. Approximately 4 spruce trees will be planted to the <br />easternmost portion of the lot to create a buffer between that lot development and the <br />adjacent properties along the rear property line. It was determined that basically the <br />nature of the forestation along the rear property line would most adequately shield <br />any adjacent properties, most of which happen to be undeveloped Light Residential. <br />There will be no light spillover onto the adjacent residential property which sits up <br />closer to Bradley Road. The committee unanimously recommended approval subject <br />to the recommendations of the boards and commissions of the City of North Olmsted. <br />Mr. Gareau moved that Council approve of the KJMC, Inc. proposal subject to the <br />recommendations of all boards and commissions. The motion was seconded by Mr. <br />McKay and unanimously approved. <br />• Norwalk Furniture, 25313 Lorain Road, a proposal to renovate the exterior space in <br />the existing shopping center. They will occupy the space where Daffy Dan's, as well <br />as two adjacent tenants, previously were. This is rather a unique proposal which calls <br />for renovating approximately 1/3 of the existing shopping center by installing larger <br />windows, installing a dryvit and brick fascia as well as a black awning which will <br />actually traverse the entire front of Norwalk Furniture as well as around the corner on <br />the portion of the building that faces Great Northern Boulevard. The intent on the <br />part of the developer and the owner of the property is to create the illusion that <br />Norwalk Furniture is a building separate and apart from the building that it actually <br />belongs to, and thereby give the tenant, Norwalk Furniture, some individuality. The <br />colors to be used are black and gray and various shades of gray and minimal use of <br />red which primarily relates to signage. To break up the eastern wall, the dryvit face <br />will include scroll lines and give the appearance of windows and will include a black <br />awning. The committee expressed a concern with the amount of dryvit material <br />incorporated into the project. This committee in the past has taken a position with <br />respect to dryvit, also known as E.F.I. S., which is a painted Styrofoam, and the <br />maintenance issues which come together with that type of construction. The <br />committee discussed and recommended that approximately five columns, which are 2 <br />feet in width, be made brick or the as opposed to using the dryvit system. That would <br />be from the ground to the top of the awning line for all columns except the two which <br />are closest to the main entry. Those columns will be brick or the all the way to the <br />top of the column. The materials used, whether brick or the-the option is given to <br />the developer-will be of a color scheme similar to the colors that are dominant <br />throughout the project. It was discussed that no modifications will be made to the <br />existing sign out front. The awning, depending upon a variance which will be <br />discussed at BZA, will incorporate the corporate logo. The committee discussed that <br />specifically and believed that the proposal to incorporate a corporate logo was a <br />sound one, and that it was in fact attractive as presented and recommended that the <br />6 <br />,..,...,H.. ~ <br />
