The west egress/entrance to Great Northern Blvd. would be eliminated from the <br />plans, which is was. <br />Board of Zoe Auks <br />The Board of Zoning Appeals on June 3, 2004 granted the following variances: <br />1. A 50,238 square foot variance for building massing of retail building "A. <br />2. A 25.8% variance for retail occupying more than 50% of gross floor area. <br />3 . A 442 car parking space variance for off street parking spaces. <br />4. A 36 foot variance for front yard setback of the building. <br />5. A variance for yard screening & landscaping for buildings B, C, & D, (code <br />requires 10% and applicant shows none). <br />6. A 14 foot variance for not having proper size loading/unloading facilities at <br />buildings C & D, (code requires 50 ft. and applicant shows 36 ft.). <br />7. A 16 foot variance for width of drive, (code permits a minimum of 34 ft, and <br />applicarn shows 50 ft). <br />8. A 9-foot variance for height of buildings. Code permits 36 foot, applicant <br />shows 45 feet, which was a violation of Ord. 90-125. <br />The approval of all variances was subject to the following conditions by the Board of <br />Zoning Appeals: <br />1. Applicants will limit access to Brookpark Road in accordance with access <br />management standards and the recommendations of the traffic analyst; access to <br />Columbia, Mitchell, Westview and Lamont is prohibited. <br />2. Applicarns will limit development on the site to buildings as shown; no <br />additional phases or buildings will be added to this site. It was indicated tonight <br />that this will be a one development proposal. It will not be installed in phases. <br />3 . Applicants will construct the ernire mixture of uses in one phase. <br />4. Applicants will increase buffers to 100-feet as shown on the plan. <br />5. Applicants will add 8-foot mounding and 8-foot fencing as shown on the plan. <br />6. Applicants will mask the building massing of the Target building as shown on <br />the preliminary concept by breaking up the elevations with different heights and <br />depths and by installing roofline elements and building materials that vary the <br />look from a solid wall. <br />7. Applicants will construct architectural features on the southerly elevation of all <br />buildings, within the variance limits for height, to create the lifestyle look of the <br />original rendering. <br />8. Also City Council's amended preliminary land use plan, which was taken care <br />of, was a part of that recommendation. <br /> <br />7 <br />
