It was stressed <br />to the residents that the site plan and Ord. 2004-39 would be dealt with separately. <br />Site Plan <br />The Planning Commission reviewed the site proposal on January 27, 2004. It was <br />unanimously approved at that time. <br />The Committee first addressed the site plan on Apri128, 2004, after the April 21, <br />2004 public hearing. The public hearing had to be set at least thirty days prior to the <br />hearing to accommodate legal notices. It was also discussed on May 17, 2004 and May <br />26, 2004. The project details are as follows: <br />The building will be 34,200.00 feet. It will employ an additiona130 persons, with <br />the potential for an additiona120 in the future. The payroll tax is on income on the order <br />of 1.3 to 2.0 million annually, or $26,000.00 to $40,000.00 in income tax annually. The <br />project has a budgeted cost of $2.7 million dollars. <br />The proposal is to erect the structure on the eastern quadrant of the lot. No <br />modifications will be made to the current two structures also located on the site. The <br />building will be set back 88 feet from the street. There will be no display along Lorain <br />Road to accommodate a landscaped strip. <br />The site will be buffered on the west with a six foot vinyl fence. The fence will <br />traverse the entire western border where the homes traverse the rear yards of the homes <br />on Ranchview. It was represented that this was expressly worked out with the residents <br />on Ranchview.
