1. Increase the side yard set back from 20 to 25 feet from the property line; <br />2. Remove all miscellaneous vegetation in the setback; <br />3. Extend residence current chain link fences to the new board on board <br />fence; <br />6. Plant a variety of evergreen f~nt,-as within the side yard; <br />7. Execute an easement to permit the residence to utilize the additional 20 <br />foot rear yard; <br />Considerable discussion arose as to the buffering on the property to the north. <br />The developer noted that there is (for most of the lot) something on the order of 300 feet <br />of woodlands between the northern property line and the rear yards of the homes on <br />Timber Cove. The developer originally proposed a chainlink fence; then suggested a 6 <br />foot fence, then a 3 foot mound with either a 6 foot fence or a row of arborvitae trees to <br />form a green screen; and on May 26, 2004 offered a 6 foot mound with a six foot fence <br />atop of it. <br />The eastern property, because it is commercial, is lightly landscaped with a fence <br />to secure the premises. <br />Discussion arose concerning lighting. It was noted that the lighting complies with <br />local code to regulate the light fixtures and spill over lighting. The light will be zero foot <br />candles at the lot line with residential property. The lighting will also be controlled <br />depending on the time of day and work hours. <br /> <br /> <br />
