THE FOLLOWING IS AN EXCERPT OF THE ARCHITECTURAL REVIEW <br />BOARD MINUTES DATED NOVEMBER 19, 2003 <br />3. Ganley Westside VW; 25600 Lorain Road: (WRD 1l <br />Proposal consists of the construction of a third building, which will be 34,200 square feet and <br />house Ganley Westside VW. <br />Chairman Zergott call all interested parties forward to review the proposal. Mr. Herschman <br />with Herschman Architects and Mr. Mierke with Herschman Architects each came forward to <br />review the proposal. <br />Applicants Presentation: <br />Mr. Herschman reviewed that the new building would be added to the existing Ganley site, <br />which currently housed two buildings. The building will be a Volkswagen building, which is <br />their national proto-type. The site is abutted on two sides by retail and the west and north side <br />of the lot is abutted by residential. The building will front on Lorain Road and currently the <br />site has two zonings. The building will be 85-feet from the street setback, the front of the <br />building will be the showroom. The next section of building will be the offices the service <br />drop-off area and the last section will be the service bays. The entire site will be re- <br />landscaped to comply with code with the water retention requirements an underground water <br />retention basin will be placed in the north rear area of the lot. The owners are under an <br />obligation to have a foundation in the ground by years end. The southwest entrance curb cut <br />along Lorain will be realigned as requested by the City Engineer and the parking will be <br />reconfigured to improve the traffic flow. The customer and employee parking will be along <br />the fronts of the buildings. Mr. Conway suggested that the applicant would not need to move <br />the new curb cut as the engineer suggested. Mr. Zergott questioned if the applicants would <br />be doing anything to the existing buildings to tie the three buildings together. Mr. <br />Herschman suggested that they are talking to the client about improvements for the other two <br />buildings next year. The building will be entirely brick the front showroom will include fl- <br />inch high masonry units, flush-cut vertical horizontal strike to give a ribbon effect. The next <br />section of building will have 8-inch x 8-inch masonry units and continues to the service bays. <br />The entire building will be colored white there will be aluminum coping on the building with <br />aluminum window frames. The glass for the showroom is tilt glass, which cuts down on the <br />street reflection, There is a transition point at each of the three sections to help break it up. <br />The only color on the building is the yellow banding at the entrance area. The canopy at the <br />top of the entrance is glass. The entrance is a cement plaster finish with two shades of yellow <br />an early dawn Sto-lit# 20105 and lemon grass Sto-lit# 20103. Mr. Zergott questioned if the <br />existing lighting would be changed or added to. Mr. Herschman suggested that all the pole <br />lights would be changed to a shoebox type light called citation with an aluminum finish and <br />the heights area still being worked out. Mr. Crook voiced a concern for the residents along <br />the west side of the site. Mr. Herschman indicated that a fence would. be placed along the <br />west side of the site so no cars would be seen. Mr. Crook questioned if the existing green <br />space would be changed to a hard surface for more cars. Mr. Conway indicated that it would <br />have to become a hard surface for the building to be built. Mr. Herschman suggested that <br />once the rezoning is done the rear area would have a 30-foot landscaped area to the north with <br />8-foot mounds and 8-foot fence to buffer the residents. Mr. Zergott wanted it clear that if the <br />mound and fence is brought inward and landscaping is provided on both sides of the fence the <br />applicants would have to maintain both sides of the mound. Mr. Conway commented that the <br />mounds would require irrigation systems and there would have to be cuts in the mounds for <br />maintenance of the mounds. Mr. Crook suggested the safety forces review the site for their <br />trucks. Mrs. Nader questioned if there would be a dumpster area for the new building. Mr. <br />.. x v~,~- <br />
