Tlie <br />Wellington Place addition was presented and discussed. The committee ~ eclitd~tied Elie <br />City Engineer to verify the existence of storm easements on adjacent properties to the <br />south of the Wellington property and tluough the Wellington property and to itnderstantl <br />its capabilities and maintenance needs. <br />The properties to the south of the Wellington Place addition front Mastic Road. and were <br />platted in 1975. The subdivision was / is named Trotwood Subdivision. There are eight <br />properties that front Mastic Road. <br />The Trotwood Subdivision Plat shows two 15 foot wide storm easement running east / <br />west: one at the inside edge of Mastic ROW and the other approximately 160-feet north <br />of the ROW. The northern most easement has a 15 foot easement leg that originates at tape <br />second lot from the west and runs north to a point within the property cun~ently lcnown.as <br />the Wellington property. <br />A storm sewer plan for the Trotwood Subdivision was prepared and dated April .1975 and <br />reviewed by the North Olmsted Engineering Department on Jwie 9, 1975. The plan <br />indicates storm sewer piping installed in the 1 S foot wide easements noted above. and the <br />play and profile of a ditch approximately 780 feet in length from the discharge .point on <br />the Wellington property west to the Broolcparlc Road ROW. The design slopes of the <br />stoi7n sewer piping and ditch are minimal which tend to require a more rigorous <br />maintenance schedule. The storm sewer play for the piping in what are now the back <br />yards of the residents on Mastic Road indicates three yard drain inlets to be installed and <br />two others to be installed in the future. <br />The storm easements noted above are more clearly identified on a 1998 Plat titled <br />"Underwood Lot Split and Assembly Plat No. 2." For the purposes of this nzezr-o the <br />storm sewer easement along the Mastic Road ROW will not be discussed further. The <br />easement in the backyards and into the Wellington property is noted as "Trotwood <br />Subdivision Vol. 225 Pg. 33 & Carlton Place Subd. Vol. 225 Pg. 48 & City of North <br />Olmsted VoI. 13863 Pg. 543." The easement for the ditch is described as Easement Ior <br />Ditch and Drainage Purposes (Along this Line) Vol. 3376, Pg. 627 (or 827?). <br />
